VA appraisal update.
Thanks again to everyone who answered my questions a couple weeks ago about VA appraisals. We just had ours and it was 100% better than I expected it to be.
The appraiser came out last Friday morning, noted 2 bathroom drain pipes that were leaking, and then came back yesterday afternoon to check them after the plumber fixed them over the weekend. He waited to file his report until after re-checking the pipes.
He appraised the home at $2,000 over the selling price. This was not the nightmare I was expecting, so perhaps all the horror stories I read online were from areas where these appraisals are not done as often.

I'm glad it went well!
We're in VA and know several people who have had huge problems with USDA appraisers. We had an FHA and were lucky to get someone who specializes in our geo area so it was no problem.
