Does anyone have any they recomend or which ones to avoid? The seller is paying for a 1 year warranty and we don't know who to go with.

Make sure you ask your buyer's agent. Ours had 2 we could choose from, and told us his clients had told them one of them had a lot more problems getting things paid for, responsiveness etc, than the other. He didn't outright volunteer that -- probably can't to avoid swaying us or something -- but I asked.
We have OneGuard and so far, it's been excellent for the two minor issues we've had. But it's regional, like a lot of them (I think) so this will vary by where you buy.
I'll be reading responses to this because we are getting one for at least the first year. The house we're buying includes very old appliances and quite honestly we hope the heat pump bites the dust the first year so we can replace it with a new, energy efficient one.
I know warranties differ in how much they cover, what brands they cover, charges for having something serviced, etc. We're still looking into it as well.
My Realtor bought me one from online HSA. I haven't closed yet so I cannot provide any feedback for you.

We have one through 2-10 home warranty, and have been pleased with it, they've been very responsive to claims, good contractors sent out, and willing to give us a check for the replacement value when we wanted to get something nicer than what we had (replaced washer and dryer this way).
But check that you do have a choice, and what your options are if you do.
We have Home Guard Home Warranty.
So far, so good. I normally don't buy into these sorts of things, but we've gotten more than our money's worth every year for the past 3 years, so I continue to renew.
