Does every buyer pay a real estate attorney?

Our loan officer gave us the exact amount we would bring to closing since the sellers are paying most of our closing costs, but an attorney was never mentioned. Does everyone pay one? If so, what do they run?

Nope. A lot of sales go through a title company (or land transfer company).

Their fee will be outlined on the GFE (good faith estimate) along with the rest of the closing costs. I don't know if this rings true everywhere, but in my state (PA) title company fees are state mandated.

We went though a title company, and they employ real estate lawyers. I can't remember if it was a lawyer that we closed with or not, but I think it was. We just paid a flat fee to the company (our real estate broker works with them regularly and negotiated a standard fee for their transactions).

We did not have to use a lawyer when we just purchased. I really think that it depends on your state. We have bought houses in Ohio and Tennessee and it was not needed or standards in either case.

we didn't need a lawyer, but we're closing at the lawyer office the bank uses and the bank pays the fees

We had to pay our attorney and the title company's. We got a deal by using someone who could represent us both.

We had a title company which was fantastic, since they took care of everything. No attorney needed.

My state requires attorney review. The cost ranges from 400-600, paid at closing. Our cost was 400.

We don't need one, but I'm so glad we have had one thus far. My realtor recommended several and the one we liked the best (who only handles real estate law) and has her own practice is ridiculously cheap. Her fee is $350 and for the amount of work she's done I can't imagine this is paying her bills.

We always use our real estate attorney for our transactions. They are there to advise us and us alone. Is it required - I don't know lol
