Closing date definition

Our REA has used the term "closing date" as the 25th from the beginning of time. Today I sent her an email asking when we could switch the utilities over, and she said that we sign the paperwork on the 25th, it goes to the bank, and the title is transferred by 4pm on the 26th and then we can move in.

Is that normal? And, can we sign the paperwork earlier than the 25th, just in case any glitches come up that need to be addressed early on, so we don't end up having to bump out the closing date? We've got the money ready to go for closing and everything.

  • It varies by area. In my area they have to file the transfer at the courthouse, so you typically get the physical keys to the house/can move in the same day or at the very latest the next morning if you close late in the day.  Other places you get the keys and everything at closing itself and take possession immediately, etc.

    You can always ask to close early if you are needing to move in on the 25th, but be prepared for them to say no. That's why we always set our move date a week or two after closing itself.

  • That's how our closing date is working, we're set to close (sign the paperwork) next week on the 19th and then the paperwork will be entered into the city on the 20th. We're not going to be moving in until June (the sellers are military and won't be transferred until then), so we won't have to worry about switching utilities etc. for another two months.
  • We definitely don't want to change our closing date (we did that once and it was a headache to pull it off). But we were under the impression that upon closing, we got the keys on the 25th. Now she is saying that we sign the papers on the 25th but we don't actually get keys until 26th when the title is transferred over to our name.

    Which I guess sounds right, now that I've typed it out. I just assumed it all happened on one day. I am trying to cancel utilities/set up utilties and want to be certain when we'll be in the home for sure.

  • our closing is 4/20 and I was told we get the keys after all paperwork is signed. I think we have a few days to get the deed to the town hall

  • I'd just have them overlap a few days. We've always done that, since even once you move out of your old place you still want them 'on' to go back and clean, etc.  You can usually have accounts in 2 places at once without any issues.

  • The only utilities we had to be there for was cable.  We scheduled that for a time a few weeks after we moved in. Our utilities were never shut off between owners though, I just called to have them transferred to our name.  I think it would be different if there is not current power going to the home but I'm not sure why else you'd need to be there.

    The listing for the home states "possession at closing," which is why I am really confused. And I'm annoying my REA with the questions I'm asking so I'm just letting my DH handle it from here on out, I guess.
