80 Dayes with no price drop?

Should we not even bother looking at it? It's about 10K over our self imposed max, but at the same time it has everything that we want in terms of living space and amenities and location.  I feel like a lot of home around us typically have a price decrease after 30-60 days if it hasn't gone under contract yet.

  • i'm not sure why that would keep you from looking or offering on a house. we didn't drop our price until the 6 mo. mark when it was time to renew the contract with our selling agent. if it's in line with comps, they may not see a reason to drop right away. many markets are still just very slow.

  • Could be the sellers aren't in a hurry to sell their house. We had friends that wanted to move for the right price but if they didn't get what they wanted they were fine staying in the house so they didn't do any price reductions. That said they were still willing to negotiate within a certain range, but they weren't going to repeatedly reduce the price until it sold. 

    So I would definitely still go look at the house, especially since $10K isn't a huge price gap (depending on the price range you're looking in).  Also how does the list price compare to the comps? If the price is in line with what other homes in the area are selling for they probably feel their price is justified and don't see a need for a reduction at this time.

  • I don't know why that would stop you from looking at it.

    In my area, it's very typical for homes to sell for 95% or 90% of asking price, so this house sounds well within your range to me (depending on the actual asking price of course).

    I don't see the fact that they haven't dropped their price as an indication that they won't negotiate on price.  If they set the asking price at a fair price to begin with (knowing that people are going to offer lower), then I don't know why they'd lower it after less than 3 months.

  • I say go and look at the house and make an offer. Maybe they'll be willing to go down if nobody has been interested.

  • I don't see any reason to not go and see it. If you are like my DH and I, we did a self imposed max budget that still left us with room to wiggle. The first house we offered on was about $5k over our self imposed budget. Sadly, we were unable to come to an agreement with the seller. We are now under contract on a new construction that is $5k over our self imposed budget, go figure!

     

  • It doesn't hurt to put in an offer!  The worst they can do is counter or say no...the best case-you get the house.

  • You never know what they will say.  The house I am under contract on was listed at 125k and I got it for 115k with 7k in closing costs.  So you never know...

      When we were looking, we were advised to include properties that were 10 percent over our max because they'd probably come down within our budget during negotiations.  So if you're max is $300K, you would want to look at homes up to about $330K in price.  

     Thanks everyone (for some reason I got logged in under an old screen name).  We were going to look at it, but every time we ask our realtor about a house that is above our max we hear "houses are priced to sell" so we haven't even bothered asking to see anything over because I know she's going to tell us that we'll most likely pay close to list. I will admit there are some houses around here that are truly priced to sell, but in those cases the buyers have an accepted offer after less than a week on the market.  She would never advise us to look 10% over our max because there is no way she thinks a house would be negotiated down almost 40K...or even 20K for that matter.
