Things to do to prep for inspection?

Besides clean? (I plan to clean thoroughly like I did for a showing).

We are already going to install more smoke detectors (when we bought there were only 2 in the whole house and we know we have to add 4 more), and move stuff away from the furnace.

Anything else?

Re: Things to do to prep for inspection?

  • We had our home inspected a year before putting it on the market and fixed all items on the list.

Look at your home as if you were buying it --- fix any safety issues, finish any unfinished projects. Check the windows & locks, put in a clean furnace filter, weatherstripping, lightbulbs, etc -

  • When the home we are in the process of buying was inspected, they left a basket on the counter with the users manuals for the different appliances and stuff around the house and they left a note about a couple of things that needed specific directions to operate correctly (like the jacuzzi tub).  The users manuals and maintenance slips were more for us to see than the inspector, but I thought it was a nice touch.
  • Leave room around anything that needs to be inspected - the garage and basement walls, any plumbing, etc. If you ever had any leaks or water issues that have been repaired, paint the affected area, otherwise the inspector will question if it's an on-going issue.  Straighten out your fuse box, tidy up the shed, tighten any loose boards on your deck, etc.  The fewer things the inspector can point out, the better.
