Proof of title insurance

So my understanding is that there are 2 different title policies:  the lender's policy and the owners' policy.  We have to provide proof to our bank that the search was completed and the lender's policy has been purchased, but where do we get thatt?  The closing attorney?  I've asked our attorney but he's a flake and who knows if I'll hear back from him in time?  Any advice would be appreciated!

  • Our title company sends the documents directly to the lender. Do you know the title company? If so, just ask them.

  • usually the closing agent sends that to the lender.  So the lender should get it directly from either the title company or your attorney.  Your lender should know this and shouldn't expect you to provide it.

    Thanks.  I checked-in with my attorney because I have no faith in the guy whatsoever, to make sure everything gets taken care of.  I just want this all to be done with - May 4th can't get here fast enough!

  • The lawyer should do it automatically. 

    Good for you for knowing there are two types. Since you're concerned about the lawyer, make sure you get proof of both, and also consider getting survey coverage.
