Buying A Home

Was your realtor at your inspection (buyer)?

I'm about to schedule my inspection and just found out our realtor doesn't go. I thought that was odd but I have no idea if that is normal or not.

  • Well someone has to let you in- so unless the seller is planning on being home for it, either your realtor or theirs should be there to let you into the house and the like.  It can be a long process, probably eats up a lot of time for realtors.  I could understand why they might not attend them as a rule.
  • Our inspector had access to the code and our realtor was not there.

  • Ours was there and so was the sellers.

  • Totally normal . The realtor does not attend as a general practice, but will in place of a homeowner in some sitautions (long distance purchases etc). .  This is between the inspector and the future home owner.  YOU should attend. You will gain alot of information about your home, can ask questions, get advice  etc..
  • Ours came with us to help us with advice as to what to ask for and to hear what the inspector said. She was there for both inspections on both houses that we were under contract on.

    The inspector had the code to let himself (and us) in.

  • I wouldn't expect our agent to attend but could see where it would be nice if they did. As a PP said, inspections can be long and I doubt the agent would want to eat up an entire morning at an inspection.

  • Ours did come, but I didn't expect him to. I really don't think it matters one way or another. Our inspector was there before we got there, and when the seller asked him if he wanted them to leave, he told them he prefers it if they do leave. I'm glad they did, because it would have been awkward.

    Super awkward! I would think the seller leaving would be standard practice but I guess they do have a right to be there. 

  • ours was absolutely there. and should the sellers be there, don't let them get in the way. our dear friends bought their house and during the inspection, the seller hunkered down in the den, acting so annoyed anytime anyone came in there, so the inspector and buyers made sure to move thru that room quickly---- long story short, that room's foundation was sinking to the tune of a several-thousands-of-dollars repair that friends didn't find out about until after they closed.

  • Ours went with us, but I don't know if that's normal.  I would assume either she or the listing agent needed to be there.

    Same for us. The inspection was last night (and it was not good!).

  • ours didn't go; beyond letting everyone in and checking later that we had locked up.

  • She was in and out during ours because she had some other stuff to do nearby.  She came back at the end to thank the inspector and chat with him.

  • Ours was there and stayed with us the whole time.  She works with first time homebuyers and she wanted to be there to answer any questions we had.
  • Yes, they were there.  They were there the whole time the inspection at the new house was happening and for the walk thru with us afterwards. 

    They were also the ones to let the appraiser into our current house.

  • Ours offered to take off from her full time job to be there but we told her not to worry about it. Our home inspector had the access code to get in and it worked out just fine. We were there for hours, which was nice. Felt like home already. I think it would be very weird to try to do a home inspection with the owners there. I guess you could ask questions at least, but I HATED looking at houses that the people stayed.

  • Our realtor was there, the sellers agent was there, the seller was there and a neighbor. It was a party, apparently.
  • This is actually a highly debated topic in the business. One one hand, an agent is not a quality licensed home inspector and should not be the one making any type of claims on the condition of the home, so why should they be? On the other...I like to be there. I feel it's part of my job in representing my clients to be there for them, and it also helps being able to see any issues up close and personal for if we have to negotiate any credits or repairs. For sellers, I try and stop by at least for a few minutes just to get an idea of how it is going and see if I can be of help with anything. I know many that do go, and many that don't.
  • Our realtors were there. Though, since we knew there were competing offers, we did a pre-inspection, so they there in part to help us determine an offer based on the feedback the inspector gave us. I do think our realtors attend as their standard practice (they are very "hands on").

  • Ours was there the whole time, and she helped us with all the walk-thrus.  She was very thorough.  We were first-time homebuyers, so I was glad she was there to answer questions.
