Homepath Homes- "As Is"

We are purchasing a homepath (fannie mae) property what is being sold as is. We are having our inspection done Sunday. Would I be wrong to take our inspection report to the seller anyways knowing that it is listed "as it"? I kinda feel like it couldn't hurt to ask... they could only say no.

I guess I'm hoping that a lot of repairs don't come back to were we will have to walk. Our lease is up 4/30 so it this does not go through we are practically homeless Tongue Tied

  • I could be totally wrong here, but I'm pretty sure Homepath homes are completely bank owned. There's no "seller" or individual person to work with here. And banks are not known to be very giving with stuff like this.

    The seller is the bank.

    We purchased a home in the same situation. We had several repairs that were needed to pass the FHA appraisal. The selling agent offered to "let" us make repairs before closing. LOL...how generous. We said we'd walk if the repairs weren't made, and they were made.

    If you need the repairs in order for the loan to go through, you're probably more likely to get them fixed just so you can close. Either way, I'd definitely ask though. Worst case scenario, they'll say no, and you're no worse off.

    A side note - unless you are paying cash for the house, I can't imagine you loan will close a week after your inspection. I am assuming you are still within the first 14 days of escrow, and most loans take at least 30 to close, often longer. Ours went smoothly, and took over 45 days. The bank wasn't in the same rush that a regular seller might be, and just took a few extra days to get every step done.

    Also, we were homeless for 6 weeks before our purchase. It seemed like a horrible turn of events, but worked out to be one of the best times of my life. We lived in a lovely hotel and it was awesome! :-)

    This exactly. Fannie Mae made all the repairs we needed to secure or loan after we said we would walk, about $5k.

  • Thanks everyone! Yes I know that the seller is the bank. We are working with their agent. Our inspection was delayed due to some valves being replaced and the home needing to be de winterized. We are scheduled to close at the latest 5/4. Guess it depends on your lender and how quickly they are trying to get your loan closed. We can do day to day or month to month if need be. However the goal is to be out before our lease is up. We will see!
  • we bought a home path foreclosed property and it was completely bank owned. sold "as is" but the bank did some major work before any showings. New roof, new oil tank, new carpeting

  • Ask.  The bank fixed everything we asked for (without issue and some were big $$) on our "as is" forclosure. Worst they can say is no.

  • We just closed on a Fannie Mae Homepath property. The house needed repairs to the heat pump and a new water heater. The listing agent tried to convince us not to ask the bank for repairs, since the foreclosure was listed "as is", but we were absolutely insistent on trying anyway. We're glad we did, since the bank agreed to pay for half of the repairs. If we had threatened to walk, they might have agreed to pay the price of all repairs but I didn't want to chance it. These properties go off the market very quickly in our area and we were already getting a great deal!

  • How much does de-winterizing a property cost? We're looking at a bank-owned home this weekend and know that if we put in an offer, we'll have to de-winterize for an inspection.
