Getting Ready to Put in an Offer!
So, after looking at what feels like 100 houses, we've found one that we want to put an offer on.
We've got our 20% downpayment ready, we've got $5000 saved for a good-faith deposit, we've got all the money set aside for the lawyers and closing costs.
I feel like I'm forgetting something!
What other expenses do we need to have up-front?

Inspection costs
Sometimes there may be a loan application fee
We've included those in our "closing costs" account lol. We knew we'd never buy without an inspection, so it was automatic for us to set that aside.

Set aside some money for "new house" costs - window treatments if you don't like the current ones, lawn mower, weed wacker, paint, etc. If you're moving to a bigger space you'll probably need other random stuff and furniture.
H and I just went from a pretty small two bedroom apartment to a giant four bedroom house. It's been more expensive than we expected, but I kind of knew it would be so I doubled the amount I originally budgeted knowing that we have expensive taste.
I didn't even think about lawn care equipment!
We live in a condo-townhouse right now so all of that stuff is done for us.
This house is move-in ready, but there will still be some things like window treatments and stuff, I'll make sure I put that down.
When you price it out, look at the price of the ones you like. Curtains are crazy expensive! I have some intermediate sewing ability so I'm buying my fabric online (fabric.com has best prices that I've found) and sewing them myself.
If you have a basement, you might also need a dehumidifier. That was another surprise for us.
