Breaking up with our old realtor

We never officially broke up with our old realtor because when we decided to go with someone new last week she was away on vacation (though she never actually told us she was going away, I happened to over hear her mention it to another agent when we were touring a house).  The house that we are putting the offer in on just came on the market on Friday while she was out of town and I found the house on my own on redfin not thru the MLS email that she set up for us (it didn't show up until Saturday's email and we already had an appointment to view it for that day).  We didn't sign anything with her.  We shouldn't have any issues, right?

  • Technically, you are correct.

    How much time and effort did your old REA go to for you? How many houses did you tour with her?

    Depending on your answers, doing this is on a sliding scale of howshitty it is. 

    If she did slim to none work = not tooshitty.

    If you were a pain in her butt and she took you through 150 houses and worked hard on your behalf, it's prettyshitty.

    If you never signed a contract with her, there should be no issues over the commission. Are you going to tell her the current situation or just start ignoring her?

  • As long as you didn't sign a buyers agency agreement with her you are fine. If you did sign an agreement, I would read over the agreement and see what it says about cancelling. We have to break up with our first agent. We had signed a buyer agency so we simple sent an email that said we are cancelling our agency with you and this is why. She wrote back and said cancelled. It was that easy.
  • She showed us a total of 6 houses since the middle of March.  All of the houses were houses that we found and said we wanted to see.  She ended up irking me when she told us we would have to get over the size of the bedrooms at one house and was, I felt, really pushing us to make an offer. Then she showed us a house that she said would sell fast so I asked her to pull comps for the neighborhood so that if we liked the house we could put in an offer in that night and she said it was ignorant to pull comps without seeing the house first.
  • Sounds like she wasn't working that hard anyway and just wanted to get her commission asap with no regard to finding the right house. Agents like that are no good. You're well within your right to proceed with the other agent.

    I'm glad you found something you like better than the pricey house with the itty bitty bedrooms!

    Sounds like our first realtor . .  she never once found a house to show us that we hadn't already asked for, she was useless in pointing things out, got pushy towards the end and rude. I think you had every right to walk away from her. I honestly wouldn't give her another thought. I highly doubt she will contact you again and if she does, just be honest and say we have moved on with another agent. I wouldn't bother mentioning that you are under contract or anything because its really non of her business.
