What to ask during the walk-thru with builder?
Our offer was accepted! Thank you to all who gave me reassurance when I had jitters at the beginning of the week.
As an FYI, this home is a brand new build and we will be closing before the end of May. Next week we are doing a "walk through" with the builder.
What does this even entail? Can anyone give me or point me to some good things to ask while we are there?
Also- I do have one question I will ask him, but maybe someone can give me a heads up: Do they do a thorough cleaning before we move in or would it still be a good idea for me to do a nice sanitizing of my own before we move in?

They should go through how everything functions. Ours did a very thorough cleaning. We swapped out filters multiple times during the build process and since we moved in to get any building dust out of the air.
I would ask about the following:
Warrenties on everything.
If you need service on things, who do you call?
Do they do a follow up meeting with you. Ours will come back in 11 months and follow up with us.
Any care for items like granite and tile. Ours sealed our granite, but did not seal the tile grout. That was something that we had to do before moving in.
PP had some great tips.
As far as the cleaning, I think generally they bring in someone to clean it from top to bottom. I'm only assuming this because we viewed a finished home that was waiting to close and it was spotless. We are assuming when the time comes they will bring someone in to clean the house we are building with the same builder right now.

Those are good things to ask... I've added it to my excel spreadsheet!
I know for sure I am going to have to ask him a ton about the lawn care (sod) and underground sprinkler system. I've lived in apartments since 2004, so I know nothing about lawn care. Of everything, that surprisingly makes me the most nervous because I know if we slack off and everything dies.. its costly to fix and HOA won't be happy.
