Anybody Else Do This?

Check on houses you have previously toured to see if they have sold and the price?

I like realtor.com because they show the recent sales in the area, and sometimes I like to scroll through them to look for houses we rejected to see what they have sold for. I'm nosy like that. I recently saw that one of the house we seriously considered sold for way more than I thought it would. Good thing we decided we didn't want it!

  • Yes!  This is how we judged the market and what we should bid on the house we ultimately bought.
  • Yep, it's all part of my market research. I like to compare my perception of the house's value to the price it sold for as a measure of my own accuracy. It's definitely helped me hone my judgement and affected our offer prices on the last 3 houses. They serve as my own internal comparables.
  • Yep, even though we've closed I check the ones that we offered on or considered offering on. So far, I still think we got the best deal.
  • Yes.  Even now, one of the houses we loved is on the market again (it didn't sell 4 years ago), and I'm following it.  We had specific reasons why we didn't offer that I stand by, but I still admire it.

    I also checked up on some that we lost in multiple offer contests.  One sold for less than we offered, which I was a little upset by.  I realize it could've been concessions as a result of a bad inspection (seemed unlikely because the house was fairly new and in great condition), a bigger down payment, a cash offer, conventional instead of FHA financing, or whatever.  It wasn't the close date, because we offered that they could pick the closing time frame.  Such is life.

    Another one sold for a lot over asking.  Bwahaha.
