Closing Costs - How much to expect?

Hi all!

 We are about to get started on the process of buying our first home, and wanted to get some feedback regarding what to expect in terms of closing costs. When you closed, apx what % of the purchase price were your closing costs? (Not including DP)

  • These girls scared the sh!t out of me when someone asked a similar question recently.  Some are as high as $20K!  Our RE said ours were likely to be around $7K, which is waaaay more than I thought.  This is just speculation, though, since we haven't put any offers in yet.

    Anything you can achieve through hard work, you could also just buy.
  • We're closing in July and our expected closing cost is 0.6% of loan amount.

    Jesus! I cannot imagine them being that high, even in a HCOL area like ours! I might faint lol Everything that I read has seemed to suggest that 3% is about normal, but I was planning on up to 4% just in case. That is still a ton of money (between 12 & 16 grand), but 20 grand would kill us.

  • We are in NJ & we estimate between $8k - $10k - our seller is paying $5k towards are closing costs. It depends on how much your attorney costs, bank fees, appraisal, inspection, survey, title insurance, escrow for taxes/insurance, etc.

    Don't forget about prepaids...insurance, HOA, etc.  It can all add up quickly!

  • We are lucky, my husband and I both work for a title insurance company (albeit in commercial real estate, so we are clueless on residential stuff!) so we get title and escrow fees covered.

    Our costs are working out to about 5-6% of the loan, including prepaids and ~$6k in points.  We'll also have to pay the sellers for the oil left in the tank but I don't know how much that will be yet.

  • ours were aroung 10k when we got our preapproval, he gave us a spot on estimate for monthly payments and closing costs.  So helpful!

  • Our closing costs were about 3.5% of our house's purchase price. Our buyer's agent had given us a slightly higher estimate than that when we were looking, but our mortgage broker gave us a pretty accurate estimate when we found a house and started the application process.
  • I read in Home Selling for Dummies, that someone should expect closing costs to be around 10% of the sale price (this is INCLUDING both the REAs [selling and buying agents] commissions). Obviously, a buyer does not pay for a selling agent's sales commission, but the book said to expect the total to be around 10% of the sale price.

    You can start by reading Home Buying for Dummies. It's user-friendly and a cheap, quick read. You can skim over parts not relevant to your situation. Have fun!

  • Our closing costs were right around $10,000, which was about 2.5% of our purchase price. Our loan officer gave us an estimate when we applied for the loan, it was within $500 of what we actually paid.
  • We just received an estimate of almost $14K in closing costs for a $227K house, which comes out to about 6%. It was more than I had expected based on what I've read online, but since we are putting down less than 20%, the upfront mortgage insurance is a big chunk of it. Here is the breakout if you're curious. This is for an FHA loan.

  • In my experience, this varied a lot based on several factors and a lot of the fees are determined by your state/municipality.

    Are you already working with an agent? If we were interested in a property, we could ask our agent to prepare a worksheet that would show down payment, estimated monthly payment and closing costs. If you already have one, I would find a random property in the price range you're considering online and ask her to prepare one. It was a computer program, so ours just plugged in a few numbers and popped it out when it was ready. That would probably give you a better idea for what to expect in your scenario. GL!

  • When we first applied for our mortgage, our broker gave us a breakdown of about $14,000 (that includes capital fees, move in, etc.).  We close on Thursday and just got an updated estimate of $9000.  Not sure how that happened, but I will not complain.

  • Our RE agent and loan officer have both told us to expect around $5K in closing costs on a $265K purchase with 20% down.  Though hopefully I will convince DH to buy more points, which could increase it quite a bit...

  • Our house cost $120,000 and closing costs were $6500.

  • It also depends on the lender. I got one that estimated it to be 2.5%, another one at 3.8%. That's why I was surprised when I got the 0.6%. 
  • $5-10K. I work in the field and always tell everyone to have an extra $5k at their disposal above what they expect or are told.
  • We were estimated  19g for a 250 k house
  • Ours are estimated at $6k for a $164k house.

  • Ours closing costs will be about $17,000 on a $450,000 house. We live in a high tax area, so property and transfer taxes account for more than half of our closing costs. Yay. Your mileage may vary.
