Home inspector

This may be a stupid question, but I'm brand new to the home buying game. How did you find your home inspector (other than through personal recommendations)?

We just had our offer accepted on our first home yesterday (yay!). The only problem is that the inspection needs to be done this week, and we have all kinds of scheduling constraints. Is there any kind of home inspectors database with reviews?

And, just in case anyone is in the Boston/metrowest area, feel free to recommend who you worked with!

  • Our realtor gave us several suggestions on what home inspector to use and we went with her suggestion. Our inspection was done four days after we went under contract, I was surprised at how fast that went, but I guess they are used to being under a time crunch! Sorry I don't have any other help, but if you have a realtor they should be able to get you on the right track.
  • I think it is against the law (or at least strongly frowned upon) in MA for the realtor to recommend a home inspector...conflict of interest. Frustrating, especially because I trust our realtor to give us good advice!

  • Ahhh, gotta love MA and their laws - I lived in Boston and the metro west area for about 7 years (a few years ago we moved back home to Alaska) but we didn't ever buy a home in MA so I don't have any actual help I can give you. I did a quick google search for MA home inspectors and came up with quite a few hits, you can do that, or you can go to someplace like angieslist.com and see what you can find. Good luck!!

    They can't specifically push towards one person.  It's a technicality they use here in CT anyhow - it's not a recommendation list, just a list of people they've worked with in the past.  Our agent provided us with a list of inspectors in that manner, same for attorneys, with her personal favorites at the top. 

    Other than that, ask around at work, the gym, etc. if you know anyone who's bought recently.

    Our MA realtor provided us with a list and my husband researched them ; ) we are buying North of Boston. We had our inspection yesterday and the inspector was very detailed. My husband has the paper work or I would share the name.

  • We used Angie's List.
  • We used Wayne Robbins (http://www.pro-techconsultants.com/index.html) and were happy with him.  He was very thorough, his PDF report was detailed, and he got it to us within 24 hours.  I found him through Yelp and Angie's List.

    Another inspector I found on Yelp and Angie's List who also looked very good was Morgan Cohen (http://www.mkchomeinspection.com/index.html).

    I think these guys are a little pricier than some others, but I wanted to make sure to get someone that would be thorough and not miss things.  I think watching Holmes Inspection was a big influence.  :)
