Heard back from the seller re the mold issue (long)
We have decided to walk away from the house. We received a response yesterday that said the seller claims the roof is fine so he won't fix it. Even I, who has no roofing experience, could tell the roof was in very poor shape when we looked at the house and had evidence of water coming in. He said that he would bring in a mold remediation company to clean the mold, but claims that it was caused by his daughter not turning on the bathroom fan so he won't pay to install the ventilation system, oh and he won't come down anymore in price. Our agent sent the email to our home inspector who does mold remediation and he said that without the ventilation system the mold is just going to come back because the bathroom fan had nothing to do with it and said that the roof has maybe a year on it tops so we would be looking at paying the agreed upon price and then paying about 11K to have the roof and ventilation system done within the next year so that the mold doesn't come back. DS and I both have allergies and asthma (DS's asthma is much worse than mine) so we have decided to pass. It stinks, but at the end of the day we both know it's the best decision for us.

You certainly made the right decision!
