How to get foot traffic in our home?

Our house has been listed for 3wks now with only 1 showing (still waiting for feedback). No one at the open house. While we didnt think we would have it sold by now- we thought we would atleast have some bites. What gives?

  • Sorry to say but usually when there is absolutely no traffic the issue is price.  If there is traffic but no offers generally people just don't like the house.  The biggest factors for getting people to the house are pricing it right and great pictures.  Have you reviewed all the pictures that are posted?  Our realtor didn't take great pictures so that week we had a professional come in and take them for us.  He spent about an hour and took AWESOME pictures.  It seriously increased the number of showings we got.  We were also very aggressively priced though because we didn't want the house to just sit.  We got three offers in the six weeks we were on the market in a market that averaged over 6 months.

  • You have a cute house.

    The pics are good. I do have a few suggestions though.

    1. Front: If you can, put in some taller green shrubbery along the brick retaining walls beds to cover up more of the exposed foundation. Nothing fancy or pricey, just taller and green. Think basic like Home Depot or Lowe's. Also, I would paint your stoop railing black and make your front door red. If you can, I'd make your shutters black too. The brick, red, black, white color combo is a traditional one which can fit with your style home.

    2. In that bathroom, remove the purple fuzzy toilet lid cover and swap your curtain for something more neutral - a crisp white or ivory to go with the tiled walls. Perhaps something with dark vertical stripes as vertical stripes can add height to a space and may make the bathroom seem larger.

    3. Your home looks neat and clean. DH and I just sold a home in Northern KY (I see you are with Sibcy) and we had the most traffic after doing things that make a home cozy. For example, you could add area rugs and flowers or potted plants. Buyers needs to be able to see themselves living there.

    4. Also, it doesn't appear that there is much counter space in the kitchen. Consider Removing all of your items on the counters. Is there enough room for one of those butcher block stationary or wheeled islands?

    5. If you ever need to switch: We love Kimberly Cole-Stallworth with Keller Williams Realty. However, I do not know if she is licensed in Ohio.

  • Agree with pp. We also printed out fliers ( check with your realtor... They may design fliers) and posted them at central locations in town and neighboring towns. We live more in the country so we posted fliers at the grocery store, post office, community center, and restaurants. We got showings from ppl in town taking the fliers and giving them to ppl thy know who are interested in moving to town. Good luck!

  • Ditto the 2 PP's. Your house is very cute and it looks like you've done a great job with the pictures.

    I'll add that we are selling our home in NKY. We close on Thursday. We were getting very frustrated because we also had very little activity on our house. We an open house with only 1 visitor, and then had only 2 showings in about 40 days. But, then we got an offer after the 2nd showing.

    Sales are slow in the area. My only advice is to keep thinking positive because it only takes one interested buyer!

  • it doesn't seem to show the square footage. Could that maybe be a problem? It does look really cute though

  • Thanks for the feedback. I changed out the shower curtain/rugs in the bathroom soon after the pictures were posted. Its a no go on painting the front door/rails/shutters. I feel frustrated with our realtor- he hasnt shown our house at all and I feel like I'm doing more work than he his. My husband and I are calling him tonight re: feedback from the showing on Saturday and we are going to discuss decreasing our price. I'm really anxious about all of it bc we are having our first child mid August. We clearly stated our expectations in the beginning and we need some one who is going to be more aggressive.

  • The issue could be with your realtor. Tell him your frustrations and if you don't get more showings or you feel like he's not working for you, find a new one. He certainly has buyers he's working with that he can show your home to.  I honestly think your price isn't bad but your home. It's clean, looks nicely remodeled, looks to have a finished basement and has a wonderful backyard outdoor area.
  • I think it's great and your pictures are good, too. I think the problem is with your realtor if he hasn't shown it.
