What do they look for during inspection?

We bought our house four years ago and there weren't any major items that were found during inspection. I don't anticipate them finding anything major during inspection, but I am curious what all they look for during inspection.

  • In short... everything and anything.  A good inspector checks all systems, seals, floors, walls, outlets, insulation, moisture levels, roof, code compliance of plumbing, roofing, signs of pests (rodents, termites, etc).  They go over it with a fine toothed comb, basically.  If you're looking to sell (?) you may want to think about having an inspector come in before putting it up for sale so there won't be any surprises once you have an offer.

     

    Edit to add: They also check foundations (big one) and drainage (grading from yard to house - this one surprised me, but they will notate if the yard makes rainwater flow towards the house at all).

    Pretty much all of this. A good inspector is very detailed and really looks in every nook and cranny. I think having an inspector come before you sell could really help you as well. Then you'll know what potential pitfalls there are, and from a buyers standpoint shows that you are being straight forward and honest about the condition of the home.

  • Ours checked EVERYTHING, foundation, roofing, electrical, plumbing, all fixtures, fences, even the landscaping (he recommended the shrubs be removed because they were to close to the foundation) and more. Our inspection was 11am last Saturday and we had a full 30 page report including pictures emailed to us by 9pm that night. IMO he was worth every penny! (this is the second time we used him, the first time we pulled our offer based on his report)
