Walk through= seller's left crap.

We had our walk-through today, and we close tomorrow (yay!!), but while we were doing the walk through, we noticed that the sellers left a bunch of crap. I mean junk. There were things like: their fishing net curtains (yeah, seriously), a box of lice treatment for your hair, hangers, nasty towels, broken ladders and tools, and so much more. I am blown away by the amount of stuff they left.

On the flip side, they TOOK some things they weren't supposed to. They were supposed to leave their curtain rods, which was in the contract, and they took them. Also, they called our realtor and asked her if we wanted their front loading washer and dryers. We said yeah, sure! They said they'd leave them for us, and they didn't. That's not in the contract, so there's nothing we can do about that.

Anyway, I'm just frustrated by all of the junk. It's kind of nasty, and it really dampened my excitement about the walk-through.

  • I thought w/d's were one of those standard things you *didn't* take?

  • That stinks.  We had a similar problem, only the opposite side. Our movers left some stuff behind. So annoying.  I hope it doesn't take much to get it all thrown out.

As for the washer and dryer, we took ours with us, but they were not listed as an inclusion in the contract and were never part of the deal. The home we bought also took their w/d with them.

  • Sorry they left stuff behind. We think our sellers will leave things pretty clean (we'll see on Friday!), but we've already hired professional cleaners to do a good cleaning/purging before we move in. Could that be in your budget?
  • I would definitely let your realtor know that they took stuff that was in the contract.  What they'll do about it I don't know but it would seem like you should have some recourse there.

  • That happened to us.  We refused to sign and close until they took care of it.  Our sellers did the exact same things.  They took anything nice saying, "oh, you said you wanted the house cleared out." But then left junk saying, "We thought you might like this."  Yes, we would love dirty towels instead of an oven!

  • The purpose of a walk through is to make sure everything is up to par. I would definitely let your attorney know asap and postpone the closing until it gets straightened out.

  • I'm sorry for the mess and headache, don't let it get you down.

Let your Realtor know. Most likely you'll have to just throw out the junk and bill them for it (if necessary).

Re: the things they took that they were supposed to leave, I'd also mention it but its going to be far more trouble than its worth to get back the curtain rods (unless they were custom, then it might be worth it). The WD - nothing you can really do about that. Sorry :(

Most of all...don't let it get you down. You are getting a great new home and this wont even be a blib in your memories :)

    Congrats on the new house!

Life is a roller coaster, enjoy it!

  • Contact your realtor and closing attorney, they, at the very least, will be able to make the sellers clean up before closing, if not make them escrow some of the funds they are getting paid until the place is cleaned up.  And if it was in the contract, I'd push them on the rods too - if things don't get taken care of before closing there's a high probability they will never pay for it (even if billed for the cleaning later).
