trying to close

We have our first home up for sale. We had someone make an offer which we accepted. It was supposed to close on May 31st but the buyers appraiser didn't make it in time so it was supposed to close today. It's not closing today because this woman appraiser is either a complete moron or a complete ***. She listed our home (which was renovated before we bought it and we have since made more improvements on it) as fair. Ummmm what?! The bank requires it to be average or good in order for the buyer to get a loan. The only reason she marked it as fair is because the BRs are on top floor and bath is on 1st (its a small 2 BR/1 bath). She will not change it. There is nothing wrong with this house otherwise. I am so upset and I feel so bad for the buyer. I know he went and bought a washer and dryer and possibly a fridge already and now we all have to figure out what our next move is. Sooooo mad!?

  • How far off is the appraisal value from purchase price?  Or is it just the ranking of fair instead of average?  What are the possible solutions to that?

    We are going through this as the buyer.   We were supposed to close May 31st, but our appraiser waited until the last minute and then valued the house $12k less than the contract.   We are not bringing any cash to close this property and are waiting to see if the seller is going to come down in price.  We should know today.

    I wish you luck, it sucks on both sides of this situation.

  • The appraisal value was valued at more than enough it's just that stupid ranking. That's what makes me so mad. She could just simply change it. A bathroom on 1st floor and BRs on second floor does not make the condition of a house "fair". I was pregnant and had no problem walking up and down the stairs 50 times a night to pee lol. Good luck with yours. If the sellers want to sell I think they will come down (not that I'm an expert). It's all so very frustrating.
  • Is there room to put a cheap small bath upstairs?

    Was is it an FHA appraisal because that stays with the property for 6 months.

     

     

  • No there is no space it's literally a hallway and two rooms one of which doesn't have a closet. It's a VA appraisal. Our realtor said the buyer may get another appraiser in there? not sure what's going to happen Crying
  • I hope it all works out for you.  That is super frustrating!
  • The loan was denied. He's going to go through the person that appraised our home or maybe he's changing to our bank completely. I don't know but closing won't be until July now. Ughhhhh lets cross our fingers that it works this time around.
