Newbie: Intro and hello

Hi there! I figured I would post here with a hello. I used to browse this board longingly years ago (like before there was thebump!). It's nice to actually BE here now!

My DH and I have been married for almost 9 years and we have a 7.5 year-old and an 18 month old. We've FINALLY got almost 20% of our down payment saved,  and although our lease doesn't end until November (we can get out before then with a penalty), we're starting to look at homes in our area. We've decided to start looking just in our town, and then expanding to include 2 nearby towns as well if we don't see anything promising in the next few months.

I'm terrified of this whole process, to be honest with you. I grew up with 2 parents who were "average Joes." They poorly managed their money, so my entire life we rented homes and moved from place to place. So it is locked into my brain that "average Joes" (which DH and I are) don't own homes. Does that make sense?? It's nice to dream of owning a home but I have commitment issues, I guess. Haha. But I know this is a good time for us, we're in a great place financially, and at this point buying would cost us less than renting.

So... we go look at our first place on Sunday. Eeek! Our RE agent gave us a list of 5 homes in our city and we were able to quickly narrow it down to only one we really have interest in seeing. Based on the listing pictures, the yard looks too tiny, but I think it's good for us to get out and start looking to help the process along... 

I hope to be here much more, learning things as we go along!

  • Hi, I am a newbie here too! We are a few months ahead of you in the process...we just had a bid get accepted on a great house and now we are in the process of mortgage approval, house inspections and all that crazy stuff!

    We have been married 7 years, renting the whole time, and saving up, so I can identify with your long years of waiting!

     It does seem like now is a great time to buy (we locked in at 2.75% for a 15-yr mortgage, which is crazy low!) but from what I can tell, and what our realtor says, the market is definitely picking up.

    So if there is a house you like, don't delay! A lot of other people seem to be realizing that it is a good time to buy, too :)

  • Welcome to the world of house hunting! It's such an exciting feeling, isn't it? I think the great part about being a first time home buyer is that you can look as long as you want to, and you don't have to buy until you feel ready. Since you're looking at your very first house soon, just go into it with an open mind. Listing photos can be VERY deceiving, so try not to get your hopes up until you see it in person. Also, if you haven't already, look at the house on google maps to get a sense of where it is located, how the lot is laid out, what the neighborhood is like, any potential eyesores (big power lines, industrial places, etc.). We were able to learn a lot about places, and even rule some out, by using google maps during our search. Also, if you are in an area served by redfin.com, we found it to be a great house hunting resource.
