Hello nesties!
Ok, so we are waiting to sign the contract on the house we fell in love with. Now, I have begun packing because our real estate agent told us we should do so, slowly. We did the inspection, pre-approved and all that before the actual contract. The contract has been in the works for about a week and 1/2 already and we are still waiting to get it. How long does this usually take? Also, how long until we know the exact move day? Of course we're completely new to this
Thanks!
Re: How much longer?
A lot of this will vary depending on your state and your lender. Our contract was submitted at 9am and was signed by the seller's at noon the same day. For us, from contract to closing was 35 days. That included all inspections (which you've already done). Here is our breakdown:
1 day to negotiate the best rate with our lender
5 days to complete the application and update our documentation (our loan agent was out of town for 3 of those days and unavaialble to answer a few questions that we had. Note: We already had the title company working on everything at this point because we and our lender knew that the formal application was a formality)
8 days from submitting the formal loan application and updated documents to get the appraisal completed
7 days for the contract to just hang around while our lender's underwriting and closing departments focused on the 1000+ loans that they had closing at the end of the month, which we were not
13 days for the loan to go through underwriting and the lender's closing department
1 day for our title company to do a final review before closing
Our closing date was written into our contract based on the seller's preference, and we could have closed earlier if needed. Some states have a much longer process to go through, but in MD it goes fairly quickly. We were also told by our lender that ours was the most straightforward loan he had on his plate (80/20 conventional, high scores, 6+ years at the same jobs, etc.), so he knew that we would go smoothly, and he was right.
