Mortgage rate, excited to lock in soon

Seeing that the rate seems to be trending down, hope it won't jump when we are ready to lock in next week. Anyone else just locked in or is locking in soon?

If we lock in today, ours would be:

3.85%, 0 points on a 30-yr fixed (conventional)

loan amount = $417k

closing cost = $2500 (this include appraisal, credit check, etc but no escrow since we're opting out)

We just locked in on Monday at 4% (30 year fixed conventional, 0 points, but we are only putting 15% down. If we were putting 20% we also would have gotten 3.85%.)

I didn't know the down payment affects the interest rate. Good to know.

We are exciting to lock as well. For a while after we were under contract the rate continued to climb a little. I was so excited to see it back down too 3.85%. We can lock on or around May 12. We'll be locking as soon as we can!

This week was great for rates! We locked in at 3.815 on Monday for a 45-day rate lock. We were two days away from being able to do a 30 day rate lock which would have been 3.79 but it wasn't worth the risk.

(We are putting 20% down and both of our credit scores are over 800)

we locked ours in two weeks ago i think and we locked in at 3.75 with no points and 30 year fixed

We locked in about 3 weeks ago at 3.6% for 30 year conventional. Good luck!
