DH and I looked at 4 houses yesterday and only agreed on the first one we looked at, BUT we think getting financing for it would be close to none (i.e. we're doing a USDA loan and they're tougher on the house being in shape). It's an estate sale too, so with that being said, is it tougher to negotiate on things being fixed before closing? Has anybody bought an estate sale?
The 4th house we looked at, he fell in love with and me--not so much. My only issue with the house is one of the neighbors has alot of crap all around their house, 3 yappy dogs and screaming children. I understand that anybody can become our neighbor regardless of what house we eventually buy and I don't believe any zoning laws (or whatever they're called) are still active in the neighborhood. Plus, there are tons of neighbors in the back of the house, would I be able to put up a fence to hide all of the neighbors and live with it? I just don't know. I'm so tired living in a cramped apartment, storing things behind our recliner because there's no more room, etc. Grrr...annnnyyyyywwwaaaayyyy, thanks for any help and listening to me complain!!

Most people would say that anyone can be your neighbor in the future but do you really want to move into a house where you already know you'll have an issue with a neighbor? When hunting for houses both of my sister's said the one thing they regret most was not checking out the neighbors/neighborhood more before buying. They are both stuck next to some pretty crappy neighbors (one neighbor lives in filth and her dogs are covered in fleas which has spread to their yard and another neighbor has kids that constantly ride bikes and play ball in my sister's driveway even after asking/telling them not to).
When we found the house we loved, what I loved about it most was the yard and the set-up in relation to neighbors. It had a large yard compared to the other houses we looked at and it was a corner lot. An added bonus was that it's at the edge of the neighborhood and the neighborhood it boarders has a lot of wooded community property which our house backs up to. So in all we only have one neighbor we share a fence with. After seeing this house and the yard, even when we saw comparable houses, when we stepped into their back yards and were surrounded by neighbors and could see into all their yards, it sealed the deal on our house.
I mean some people can deal with neighbors better than others. But for me the big perk of a home was being able to enjoy my backyard. I can't do that if my neighbors are loud and obnoxious. So to me lots of loud screaming children and and poorly kept yard/house would have definitely been a huge negative
If he loved it and you didn't then its off the table IMO. We felt we both had to be excited about the house to go forward. It sounds like you have a lot of reservations and might be letting yourself be talked into it by his enthusiasm.
Concerns about neighbors are valid concerns. We always drove around neighborhoods we were considering at different times of the day to get a feel for it. It gave us an idea if the streets became busy, had congested parking, the age of other kids and families, etc.
I have not done an estate sale, but we looked at a few. Who knows if our realtor's advice was accurate, but she said that estate sales often are willing to negotiate on price but not on anything that requires them to pay out of their own pockets.

Larissa and july, y'all are right! I've been thinkin' about it all day and I just can't get over the neighbors. And I wouldn't push DH into something that he didn't like. Although, I wish I could on a couple of houses that I've really liked. lol
And with the estate sale house, it has an oil tank underground (it doesn't have a heat pump, so that's something we'd have to install) and the lady that's helping us with lending said it's more than likely going to get the EPA involved, so we've ruled that one out also. Too much drama already associated with it.
With the oil tank, does it have to be above ground in your area? I know many of the towns and cities by us have made that a law in the last few years and they have had to be brought up above ground.
