Letter to potential home buyer?

Our real estate agent suggested we write a letter to leave for those looking at our house. Has anyone ever done this before? We have been listed for 5weeks with several showings- everyone loves our house, hates our shared driveway. Clearly- this is nothing we can fix. However I want to convey the message that in the 6yrs we have lived here- it has never posed a problem. Any ideas??

  • We didn't have a letter, but we had a two-paragraph explanation taped to our rear sliding glass door explaining the land behind our house and how it was slated for residential development, but that in the meantime, we liked the undeveloped space for XYZ reasons. We also posted pics of it in the summer, fall, and winter to show how neat it was.

    We also taped pieces of paper in the entry and one in teh master, with a few bullet points highlighting stuff: 9 ft. ceilings, 42" kitchen cabinets, 2" plantation blinds, etc. that we wanted to point out that buyers might gloss over as they walked through.

    A letter might be like you're trying too hard, but a brief explanation could work. Instead of saying you've never had a problem, point out the positives.

    Also, how long/wide is it? Could you put up some fencing or a few potted planters to delineate the two driveways making it feel more separate?

  • I wouldn't address any drawbacks to the property...just highlight things you loved about the home.  We just bought a house there the owner left a typed letter in a frame with things about the neighborhood and home she loved.  It helped me see what it was like to live there before actually moving in and see the property as 'home.'

    Here are some of the things she mentioned-

    -walking distance to library and how nice it was to walk over with her son regularly

    -big blue spruce pine tree in the backyard and how her son liked to play underneath the branches like a "fort"--it was easy to see from family room window

    --smell of apple tree

    --lovely neighbors and all the friends they made (maybe this is how you could indirectly address the driveway issue), neighborhood events, activities like block parties that they loved. 

    Try to make it sound like it's a home you loved and hard to leave.  Remember, there were reasons you bought the property. Highlight those.  GL!
