House for sale opinions?

I have been away from the board for awhile getting this place ready for market. Always takes twice as long as you think. Anyway i would love feedback. You cant see much in these pictures. The home has a lot more good points but do you think it is enough to get people in the door looking in this price range? If I had any desire to live in NE, I would be all over this property! It is beautiful, and I am jealous.

I would come see it based on the pictures.

I don't know what else you could advertise about an empty house - the pictures are lovely and better than 99% of what's on any MLS.

That helps thank you! I know I am overly critical and bit too emotionally involved in this house. Our life will be so less stressful with it sold... I just dont want anything to hinder a buyer from coming in that maybe I cant see? Fresh eyes are always good when you are looking at something familiar.

I think the photos look great! The description is well written too. Like others have said, I would jump to see this at this price in my area.

It looks great. The only thing I can see that you may want to change is the "Unique Floorplan." It may just be me, but that screams crappy or weird layout. I think it is just the use of the word unique. After seeing a billion houses, whenever someone uses the word unique it usually turns out that it is crappy or a sucky layout or something otherwise not desirable. I would consider using the work desirable or something like that.

I hadnt thought about the term unique being a negative? I told her I thought the floor plan was pretty common but it is "unique" to the neighborhood. It is one of the few splits in it. Which was one of the reasons I bought it in the first place

I didnt mind a split for a first house but didnt want to live in a cookie cutter neightborhood full off them! I will ask her about it and see if we can come up with something better. I know its been on the market a whole two days but no calls yet....Patience is not a virtue of mine when it comes to $.
