Hello! I usually don't post here, but we are most likely going to put an offer in on a home within the next few days.
Just briefly: H and I have rented a small apartment for three years and have outgrown it. The renting market here sucks; there is hardly anything for rent in the first place, and all the bigger apartments or houses that we would like to rent would be just as much monthly as all the costs combined of owning a home. So we started looking into buying and were pre-approved for a loan in the price range we wanted. We have since found a house we LOVE that is in our price range, albeit the higher end.
We have run the numbers again and again and they always work out as far as us affording monthly payments, etc. We understand there are other costs involved with home ownership such as repairs, etc. The roof, A/C and furnace are all newer in this home (the last few years), but I know there could still be unexpected costs. (We would get a home inspection too). We would do 3.5% down with an FHA loan and still have money in savings and start rebuilding immediately.
I guess my question is: has anyone ever had buyer's remorse with a house? Is having cold feet natural? It's just such a big commitment and a lot of money; I've never put this much money into anything before.. However, we both have jobs here, and though I might look for a new job in the next couple years, I'd be looking within a 40 mile radius of here since H has a pretty good job that he could probably not find elsewhere. Plus I'm planning on going back for a second Masters at the university in this city, which would keep us here longer. We are not planning on kids, just a dog. I know money-wise we CAN afford this, but it's still scary. Is this a normal feeling or do you think these cold feet means we aren't really ready and should wait?

Cold feet is perfectly normal. I would be more concerned if you weren't nervous considering this is a huge purchase. If you have run the numbers and are comfortable then go for it. If you are so nervous you can't sleep or eat then maybe now isn't the time
As long as you are realistic with the costs and risks of home ownership it can be awesome (and sucky but that is another story). We just recently bought and sold and I was soooo nervous until basically the papers were signed and then I felt like I could breath again. Good luck!
I think it is definitely normal... the husband and I have put offers on 3 places already (ranging from our low end of 180k to our max at 275k) and every time, without fail, I get super nervous and have mini freak outs. Its scary knowing you are spending so much money, and its scary knowing you are signing an offer not knowing if it will be accepted... Good luck, and hopefully you will get this lovely home!
