all houses are either 1 or 2br condos.
What house would you live in, and for what reasons. I'm trying to get a feel on peoples reactions to my house (which is somewhere in the mix) Thanks!

Re: what house would you live in??
I chose the first one based on photos alone. I also saw your other post so I recognized which one is yours.
I'm local to you so I know where these places are. (i'm not a stalker so I'm not showing up anytime soon) While I know, you are competively priced for our area, and it's WC so it's going to drive the cost up some. If you are close to downtown, maybe play up some of the attractive things West Chester has to offer.
Also with the univeristy starting up again soon, is renting it a possibility?
I don't think you can compare 1 or 2 bedroom condos. Unless there is a huge difference in the condition, most people will choose the 2 bedroom.
Could you rent it out to cover your mortgage? Your taxes are very low and it would prevent you from (most likely) taking a loss on the property.
renting really isn't an option for us. We don't want to have double mortgages, plus we won't have as much of a mortgage loan for our next house. We'd rather sell and get the nicest, biggest house we can buy. We just want to sell it and never see it again!
I know which one is yours too......but anyway - out of all of these, the first one looks the nicest. There's no clutter and it's very clean compared to the other listings. But as others have said, selling a one bedroom unit might be tough because there are homes that are selling at this price, so I imagine most first time buyers would be more interested in a whole house if they can get it for the same or close to the same price.
I only say this because when my H & I were looking, his mother tried convincing us that buying a coop or condo was a better investment than a single family home - and also less money. She could not have been more wrong....we are getting a whole house - 3 bedrooms, 2 bathrooms, with a yard for actually less than some of the coops my MIL had circled in one of the many real estate magazines she kept handing to us. (which I filed G for garbage).
Actually, since your place is in a university town, what about seeing if there is somewhere at the school that you can post the listing? I?m sure maybe some of the teachers there might be in need of housing and looking for a smaller place to purchase.....just an idea.....
I think this would have only worked if you hadn't posted your listing in a PP. That being said, I do like yours better out of these listings. The other listings look very cluttered, and yours looks clean and organized.
I believe you are going to have 2 tough hurdles- 1) It is only a 1 bedroom. That is such a specific market, but it is totally possible. 2) The front of your Townhouse looks so small. Anything you can do to make it look as inviting as possible will help. Good luck!
I know the area you live in. I went to law school nearby and I have quite a few friends who live in the area. With that said, I cannot tell you unequivocally which I'd buy, but I can tell you which I would exclude right off the bat. I definitely would not buy 3 or 4. Both of those properties feel dated and are styled poorly. Now I know that styling can be fixed, but trying to think like an average prospective buyer, I definitely would have trouble envisioning my style in those two condos. 1 and 2 definitely show much better (at least in picture form). Additionally, I would have to sink too much money into 3 and 4 to update them to my taste.
I hope that I didn't offend you in my critique. I don't know which of the properties is yours. Please know that my opinion is simply my taste.
