Both houses were built in the late 70s and are separated by 3-4 blocks. They have the exact same layout.
House#1:
Completely updated: new flooring, counters, windows and doors. Comes with new refrigerator, washer, dryer, stove. The yard is smaller but not by much. However, the yard does slope pretty drastically nd would need a retaining wall. The neighborhood is decent but the neighbors are not as friendly as those at house 2 (yet) and the homes around this house aren't quite as well taken care of.
House #2:
Laminate wood floors in some areas ( House 1 has it in all areas on the first level). Nothing else has been updated. Has a new dishwasher and used stove but no other appliances. The yard is bigger with 2 large oak trees in the back, a nice storage shed and some basic landscaping. The neighbors have all lived on the block/cul-de-sac anywhere from 13-30 years). According to the neighbor we spoke with, they are a close knit group. Their lawns are immaculate and well taken care of.
They are the exact same price.
So, based on that Info, which would you purchase?
Re: Which home would you buy?
#2
The sloping yard would bother me and I would rather live around others who take care of their lawns. And did you say that #2 is a cul-de-sac? That's a huge plus!
#2 hands down, you can always make all those updated changes to the house over time. Location and neighbors are key in my opinion.
