my fiance and i have been looking at houses with our agent for about a month but haven't found any we like. and our agent isn't doing a good job of finding us properties. we actually find them ourselves in the newspaper or by doing broad searches of listings in the areas we like. she sends me a new listing maybe once a week, if that! but then i e-mail her and say i've found 8 properties to see...so i don't think she is doing her job well.
she was recommended by my mom;s friend who knows the agent personally adn professionally. and yeah, she is knowlegable about home buying adn what to look for...but we are starting to wonder if we should find a new agent. we want to close by sept 30 so we are cutting it kind of close. we never signed an agreement with the agent so should we find a new one or just stick with her?

This is one of the biggest purchases you will ever make. If you do not feel comfortable then you should switch agents. That being said, It is so easy to search online these days that I found most of the houses that I wanted to look at. My agent was looking as well but usually sent me listings that I had already seen because I checked redfin every morning. He was quick to get me in the houses so I really liked him.
Is she quick to respond about the ones you do send?
Is she knowledgable in the paperwork end of the deal?
If so, I say keep her but dont stop doing your own research.
With online MLS, most buyers do their own searches and tell their agents what they want to visit.
Buyers who don't use online sites for RE listings are usually older people who don't go online much or at all.
If you aern't happy with her and you think she is lazy or uncommunicative, then fnid a new agent.
The best question to ask is, "How many houses have you sold in the past year?" DH and I like to hear at least 15. Being nice is great, but if the REA isn't doing a ton of RE work, then what's the point of going with him/her?
As a REA that's painful to hear! I set parameters for clients per what they ask for. I continually ask if we should include other areas, adjust the price, square footage, etc. All of our clients are set up on auto-notifier that if a property comes up with what they are looking for they are notified immediately via email.
I do have clients that tend to search beyond what I send them. 99% of the time they find a listing that already has an offer on it or is not in the area they told me they wanted to be.
I've also found that if ALL of the WANTS are marked on my system, it definately limits the amount of houses - so if your REA has them all marked, not many properties may come up. Also, are the properties you are finding in the paper on the MLS system? It's more advantageous for REAs to look online when searching than scouring the newspaper for a home that is listed by a homeowner and not an agent.
It's a good thing you haven't signed a Buyer's Agreement. You have no obligation to her other than maybe a short thank you note or phone call out of courtesy. If it ain't workin' don't make it. Go with your gut and Good Luck!!
it's not like we have an outrageous wish list, which is why it's so frustrating. we asked for a house in this county, not right in the city, at least 2 bedrooms, spacious with either a garage or basement. i don't know of any other agents that are as knowledgeable as ours. i geuss i will suck it up adn stick with her.
