Questions to potential tenants
We are still selling our house FSBO but are toying with the idea of renting and have a potential tenant coming to our open house what questions should I be asking?

I would ask for 2-3 references as well as the phone and names of their previous land lords and actually call all of them to follow-up.
Ditto all of what PP said too.
These may be questions to ask or things for you to keep in mind and consider in case they have questions for you:
- Smoking / Pets
- Length of lease (6 months, 12 months, etc.) + 30 day notice if leaving + what happens after lease is up (month to month, or lease renewal?)
- Rent: When will it be due? Will there be a grace period? Will there be a fine for late payment or bounced checks?
- Fine for breaking the lease
- Security deposit (and what terms must be met)
- Housing records for the last 2 years (and like PP said FOLLOW UP with past landlords to make sure rent has been on time, no bounced checks, no complaints about tenant, etc.) Also check cost of rent at their previous housing.
- House maintenance - Does the tenant have to keep the yard maintained (i.e. mow the lawn, shovel the snow)? and who's responsible for any repairs (washing machine, light bulb, etc.)?
- What appliances will be available to the tenant?
- Will you require renters insurance?
- Job: How long have they been there? How much do they make?
