Those who have built....?

We looked at new construction this past Sunday and the realtor said something about 10% down when buying the land and then go from there.  I don't think I heard the rest because my mind was too busying thinking about the money and how we would make that work before selling our current house.

Anyone know if this is negotiable?  I have no problem putting it down once we sell. Thoughts?

Re: Those who have built....?

  • I think it depends on your builder.  We are building and we went to their model homes, picked our lot and plan and then picked our upgrades.  They added all the costs together and we went to a broker and got a traditional loan.  With the builder we are using you can get any loan you want (VA, FHA, Conventional) and everything is rolled in.

Some builders will require you to buy or finance the land  and then get a construction loan that you may pay for while you build.

I think you should talk to the builder's sales people first.  They probably have more specific information than your realtor has.

  • P.S. We don't build anything until our house is completely done and our builder is offering $ toward closing so I am only coming up with my 5% down.
