Interest rates- Your opinion

I know none of us can know for sure but what do you think will happen to interest rate through the end of the year.

Me- I think they will stay low until the election.  After they may go up 1/8% or 1/4% through the end of the year.  After that they may go up a little more but not much for a year or so.

You?

Re: Interest rates- Your opinion

  • Since the Fed is keeping the Prime rate the same until 2014 - there will be very little change in lending rates. Minor up and down changes, but over all things will stay close to 4% (3.5-4.25) IMO.
  • It's true - no one can predict the rates! We thought by this point in the year they'd be hovering around 4% right now or above and yet here they are at record lows! And of course we locked our 30yr at 3.75 and the next day they dropped to 3.60! Same thing happened with my first home purchase 3 years ago, a rate drop the day after I locked! Murphy's!

As a REA, I saw a spike in action in our local market in March when rates ticked up to 4%. Houses were flying off the market wtih fear from buyers that they'd missed the boat. In addition, many of our clients who've bought in the last year have refinanced into 15 yr loans.

There is definately more buying power at the moment. House prices are down, yet I think we've hit the bottom. Interest rates are down. Added together means buying more house with less money.

  • we got a 30 yr fixed mortgage at 3.5%. I don't think it will go lower then that...in my opinion

  • Since we were in the market for 18 months, I spent a lot of time watching rates. In January 2011 we were looking at 4.25. In May 2012 we locked in at 3.5. I don't see rates going much lower than they are now, and I also don't see them going much higher. I think the market will stay somewhere around 4% (3.5-4.5) for at least another year, and probably longer, The Fed certainly isn't going to jack up the long term borrowing costs when the economy remains this sluggish, and I don't think anyone in their right mind anticipates a faster recovery pace any time in the next 12-18 months, so I see a lot more of the same in the near future.
