DH and I have tried twice in the past to buy a house and backed out of the deal for different reasons. We have been living in an apartment for a year now. We have been building our first house and the closing is set for next Friday. I am freaking out. I really don't want anything to go wrong and I don't want the closing to be pushed back!
We still have to set up our homeowner's insurance AND do the final walk-through with the builders, who haven't released the house to the closing people yet. *headdesk* DH works for our (future) insurance company and is trying to get our stuff set up today so we can sign papers tonight and be done with it. This weekend I plan to reupholster the chairs for our dining room and pack some more (we've already started packing).
I'm just really worried about the walk-through. If we find anything wrong (praying we don't) the builders might not have time to fix it before the 17th, which might push back closing, and that's a problem because we already have movers and deliveries and time off work and everything else scheduled around that closing date. *hyperventilates*
I guess I just needed to rant about my worries. Hopefully everything goes smoothly and two weeks from now I'll be sitting in my brand new house. ![]()

When we closed on our house I was TOTALLY stressed out too. Like to the point of exhaustion. I would just seriously start crying for no real reason.
We were kind of like you (we didn't build the house but bought it) but my apartment lease ran out April 30 and our closing was April 27. And our landlord already had someone moving into the apt May 1. So we had no room for error, and really no back up plan. (Really I guess we could've stayed at MILs house, but that would've not been ideal).
But things worked out fine. They usually do. And you don't know that they'll find anything wrong and if they do its always possible you could move in and have it fixed while you're living there. Just try to relax, these things usually work out, and if not it will in its own time. I know that's easier said than done, but what I found to be really helpful is just trying to work on the things you can control (packing, insurance, etc) to take your mind off of the things you can't.

As you know, we bought a brand new house in May. Our real estate agent made sure we had a warranty on the new house for things that went wrong. Originally the builder was going to give us a one year warranty for both structural and mechanical issues but our agent got us a 2 year mechanical/electrical and 10 year structural warranty.
We also did a walkthrough upon closing and our closing was extremely tight as well. Whatever they could not get done before we moved in was fixed very soon after we moved in.
We have also had some issues with things already and have used the warranty already a few times. Once, for a broken sprinkler system and then for a leak in the upstairs bathroom under the sink. Our warranty states that anything cosmetic can get a one time fix within the first year so we were told to get a list together and do it at the 11 month mark of owning the home.
See if your agent can get you a good warranty on the house and then you will have less to worry over and make sure you read the warranty booklet and go over it before you sign to make sure what the exclusions are going to be. Considering you are about to close and they won't have another buyer lined up you have the upper hand here to get what you need to get. Good luck and I am sure it will all work out perfectly!!!
Spike, you made me feel a lot better. This house is a brand new build. DH and I got to pick a lot of the colors, materials, etc. ourselves. As a result, the builder throws in a warranty with the selling price. I think it's a 2/10, but it might be a 1/10. In any case, I TOTALLY forgot about it in my stress. Being reminded that I have it eases up some of my nausea, haha. Getting a list together at the 11-month mark sounds like a great idea! If there's a provision like that in our warranty, I fully intend to take advantage of it. Thank you!
