House Question?

My husband and I have talked and decided these were the rooms (and features... i tried to make it organized with all the information) we want for our house we want to build. We?re trying to get an estimate of the square footage so we can plan a budget. I had looked up the average sizes of rooms which gave me sizes for small medium and large? Does the measurments look reasonable, too small, or too big? I?m horrible and measurments but were not to the point where we need to talk to a builder so he can answer? We just need to budget. We plan on when we are ready to build to get an architect to do a custom floor plan, we also plan on doing an open floor plan if that's any helpful information

  • The sizes don't look small (2nd floor bedrooms are average size) but I hope you have a big budget since you want pool/spa, outside grill, built in entertainment place around fireplace and all those additions get pricey...
  • Well for the actual house we were thinking 300,000. (We would be okay with the pool and spa coming later)
  • I guess it depends where you live but that sounds HUGE for 300K... Granted, that wouldn't even buy a studio where I live so I'm having reverse sticker shock and I'm very jealous!

     My only note would be that most families with kids want the master on the same floor as kids rooms. I don't know if you already have kids and maybe don't care but for resale I think that would be better. I know it was a deal breaker for us to not have same floor bedrooms and it seems to be the general consensus on here as well in past polls that have been done. Maybe have a guest bedroom/in law suite down and move the master up in place of one of the upstairs rooms. Sounds great though!!!!

  • Well I would want the master upstairs but my husband is adamant about it being on separate floors from kids... And really??? Wow! Most houses with around 3000-3500 sq ft cost mid 200000 for sale and the average square foot to build around here is $60-80, and thats with out doing any work yourself. Husband and I plan on doing floor installation and painting ourselves along with maybe cabinet installation. We are also confident that this will be our forever home
  • Your sizes seem to be good sized.  Are you planning on going completely custom built or having a architech adapt already made plan be adapted?  Building must be way cheaper where you live.  Something like that in my area (medium cost of living) would be probably (600,000+ depending on where the lot was located) 
  • Your husband may be adamant about wanting the children on a separate floor, but he has NOT had little kids before.  For the first few years, you will be up and down the stairs in the middle of the night, or they'll be stumbling and possibly tumbling half-asleep down the stairs to get to you.  I suggest you add a second master upstairs -- maybe make your bonus room convertible to a master.  You can use it as a guest suite later and move downstairs when the kids are older.

    At the very least, make sure the stairs are close to both the master and the kids' rooms, so you don't have to go all the way to the other side of the house when they wake up at two a.m.

  • If you're in a cold-weather climate, I recommend having a guest closet AND a family closet at the front door.  Or a family closet at the garage entrance.  Those winter coats are bulky and can use up a 4-foot closet fast!

     Also, you might want to make your pool bathroom larger, since it will also be used as a dressing room.
