Needing some FSBO Direction

We are looking to list our house in the next two weeks. I am going to try FSBO before enlisting the help of a realtor. We are open to paying and buyer agents commission. I am planning on purchasing a flat fee MLS listing. What else do I need to know?

  • You sound like you are on the right track! Do be sure to buy the ability to get your home on the MLS system. I also suggest using the FSBO company you see the signs for most often. I've recently had contact with a potential seller (I'm a realtor) who used a flat fee company from 4 hours away because that's what came up when he Googled it.

    I'd also suggest taking the photos with a good camera - or if you have a photographer friend have them take them for you. Pictures are worth a thousand words! Be sure to get your photos with the listing the minute it goes live.

    Be ready to have your home Show Ready all the time. The biggest hassel for any home seller is keeping it ready for showings. We've recently had a few showings cancelled because they were last minute and the house wasn't clean - these showings could've been a sale...

  • I am planning on taking the photos myself. I've done photography since college ( film major, lol) and I feel confident I can get good shots. Do you have any suggestions on who to get flat fee MLs through? I called a few local brokers and they laughed at me. Thanks guys Confused.

    We are moving out on a Friday to our new home so we plan on cleaning and staging our current home the rest of that weekend.

    Ask around. Only brokers can do flat fee MLS listings so start with that. Everyone we called basically laughed at us too and honestly can you really blame them? Youre calling a realtor to ask them how to take business away from them essentially. I ended up remembering I had a contact that was a broker who was able to do it for us. Definitely find a way to get in MLS- 100% of our showings have been realtors. I would definitely do an open house right after you list it. Make flyers. My only other suggestion is a lock box and if you can under price the home- thats what worked for us. We sat on the market with a realtor from April to mid july and finally we said enough is enough we cut the price subtracted the selling agents commission and got our first offer a month later. We offered 2.5% buyers agent commission and are happy to be paying it to the broker that listed the house. Were still in the prelim stages now and fingers crossed but if I were to do it all over again I would have done it this way from the beginning. I also took my own pictures and they came out great using just natural light. Good luck I know its stressful!

  • Drive around your town - do others use a Flat Fee/FSBO service? Use the one with the most signs, as that would be the most recognizable for buyers.

    Do you plan on hosting open houses? Having one right after it goes on the market is best, then about every 6 weeks.

    Plan on marketing on Craigslist - post on the sunday of your opens but also about every other day before hand - like Thursday - to get people looking.

    Tag friends family, etc (with permission) on facebook - this will spread out the listing to more and more people.

  • I'm all about spending no money until I have to.  So we went without the MLS just using craigslist, zillow, trulia

    I'd planned to do MLS after a month, but we already have 3 good offers....
