Assessment Appeal Hearing

So, has anyone had their's yet and have some advice?

Mine is on Tuesday. I appealled the last one, but on the basis of purchase price and we had an attorney so I didn't have to go (I did it at closing and it was the same attorney who did my closing).

  • We did our informal appeal and I sent Steve.

    With the one he went to, it was him and the members of the board of viewers. He presented the comparable data we had compiled and they then asked a few questions. 15 minutes or so. 

     Our amount decreased, but not as much as I wanted.

    The last formal hearing I had, I hired an attorney and Steve went with them, but this was a few years ago.

  • DH worked at a firm doing their assessment appeals (on behalf of school districts) for 5 years. he's not local any more (or doing assessment appeals), but he has done the appeals for his parents rental, their home, his brothers home and he just wrapped up helping a friend. i wish i could relay his great wealth of knowledge, but i get pretty lost. if you'd like to PM me with your info i can see if he will look at it.

    i know it's kind of tedious and time consuming (i've balked that he should start charging everyone that comes to him to do theirs because it takes up a couple of his evenings for one property). he'll check all of the comparables and the homes on the street. he's got calculations and formulas to determine what the assessment should be that are totally lost on me.

    out of the 4 properties he has done this season i believe he only found 1 of them to really warrant a change in the assessment amount. 2 properties he felt were actually pretty accurate (and doesn't think the hearing officer will reduce it by much, if at all) and the other property he was sort of on the ledge between feeling it was accurate and feeling it was just a tiny bit too high. he seems to think that the calculations done this year may actually be pretty accurate, but he's not seen enough assessments to really make that a firm opinion.

  • Well, our house was assessessed at twice what any other house on the street was assessed at, including an unit apt. bldg. And it has also double our assessement value. I can deal with an increase but I live in the most expensive house on our street which seriously cannot be the case.
  • pull your comparables to take to the hearing. make sure to have 3 copies of everything.

  • Hmm, we asked for a formal appeal but have not gotten info yet.  The informal appeal was ridiculous.  They didn't budge one dime.  They assessed us at 30% more than what we paid for the house 4 months before.  Ridiculous.

    How much does it cost to hire an attorney?  Do you think it's worth it?

    How much does it cost to hire an attorney?  Do you think it's worth it?

    We were wondering what to do about our new house's assessment too.  We bought two properties for what they appraised the one for.  So their value is around 50k more than what we paid.  I was hoping they would just magically adjust the value based on what it was sold for... but I guess that would be way too logical!

    There is two ways to pay: flat rate or a percentage of the deduction. I won my last one based on the selling price as did my husband on his condo.

    I only got my notice 10 days before the hearing, not a whole lot of notice.

    If there is two seperate deeds, it is assessed at two seperate assessments. And it is nearly impossible to get the county to combine them. My dad tried for years and no go which was ridiculous because the buildings were attached to eachother.
