Our home offer...

We heard about our home offer yesterday and the sellers completely rejected it and didn't counter.  I thought this was so odd! I'm thinking that they really don't want to sell because two other offers were made before ours and they were both rejected because the buyers had to sell their houses first.  We're currently renters so that's not the case with us.  Ours was rejected because there's another couple that looked at it a second time yesterday and they were hoping for more than what we did and the chance that they would make an offer.  I was just really surprised that they didn't counter us and keep us in their back pocket or try to start a bidding war between us and the other couple if they did offer. Especially because if this other couple didn't offer they would be left with no offers. Has anyone else seen anything like this?

  • That's what I was thinking! And what's even stranger is that their realtor has been a family friend for my whole life and she was kinda rude to us - she didn't even give us the time of day and all she said back to the offer is "no!" I couldn't believe it! I just don't think it's meant to be...

     The only thing I can think of is that maybe your offer was so low that it insulted them so they flat out rejected it? Silly, perhaps. But it happens a lot.

    Yea, maybe - but we really weren't too much below their offer. Especially considering the house is going to need a new roof and chimney within the next few years. We went 10,000 below their offer and considered these two factors with that. I figured they would at least counter if they thought we were too low.

  • I dont know what the asking price is on the house, but if someone offered me 10,000 lower on my house, I wouldnt take it, but I would FOR SURE counter offer! SHEESH!

I didn't except them to take it and we would for sure be willing to look at their counter and we would probably counter ourselves again but I think straight up rejecting is a little harsh.  It's not like we offered so much lower that it doesn't even deserve to be looked at. I really think they're hestitate about selling.

  • If they countered, and you accepted, they'd be locked in.  If they think they can get more money from someone else and/or they want to start some sort of bidding war between you and the other person, they can't do an official counter offer.
  • Agreed.  By countering you they are kinda saying "we like you and you can have our house but let's compromise on the price."

    Wow! I never thought of it that way! You're completely right and I bet that's what they're doing. They're waiting to see if this other couple makes an offer then come back to us if they do or don't. Thanks so much!

  • On the house that we just bought we originally wanted to offer $10K less than the list price with $4K concessions because a larger house with a bigger yard down the street from the one we wanted sold for $15K less than our house was asking.  They're all in the same development so they're basically all the same, so we felt ours was overpriced.  We ended up offering $8K less with the $4K concessions, they countered back with $5,500 less plus the concessions (and threw in the washer & dryer) and we accepted. 

     The reason we didn't do the $10K was because our realtor said they might be insulted and reject it flat-out, so that is a possibility.  I mean we ended up getting it for almost $10K less if you factor in the concessions, but depending on the price of the house and comparable houses in the area, that could be a lot less.

    We actually did something similiar - we offered $4,000 less than their asking but asked for sellers assist of 6,000 for all of the closing costs. so it ended up looking 10,000 less than their asking price. They may have thought they could still do better than our offer tho...btw your house pictures are gorgeous!

  • Don't hesitate to put in a second offer if you are willing to up your offer!
  • That's what we're thinking about right now, if it's something we want to do and if it's worth it! We've still been keeping our eyes open for other houses for sale, too.

  • We found out today that their roof and chimney already started leaking and they have to put a new roof and fix the chimney before selling now - could you imagine if we would have gotten this house and this happened right afterwards!? I feel like this was definitely a blessing in disguise to get rejected.  We're not going to offer again because with the new renovations, they will most likely up their price more.

  • Oh I'm glad it worked out for the best!  You can't always see why at the time, but everything really does happen for a reason!
