We heard about our home offer yesterday and the sellers completely rejected it and didn't counter. I thought this was so odd! I'm thinking that they really don't want to sell because two other offers were made before ours and they were both rejected because the buyers had to sell their houses first. We're currently renters so that's not the case with us. Ours was rejected because there's another couple that looked at it a second time yesterday and they were hoping for more than what we did and the chance that they would make an offer. I was just really surprised that they didn't counter us and keep us in their back pocket or try to start a bidding war between us and the other couple if they did offer. Especially because if this other couple didn't offer they would be left with no offers. Has anyone else seen anything like this? Doesn't this seem odd?
Re: Rejected Offer...
Sounds ridiculous! Has the home been on the market a short time that they are hoping for a near full price offer?
Is it a FSBO that they don't have anyone consulting them?
It's been on the market for a few months and their asking price is a little high comparing the other houses in their neighborhood, it needs a new roof and chimney within the next few years, and all of the odds and ends that would need to be updated and fixed. I think they are holding out to close to full price.
They do have someone consulting them and use a relator. Doesn't sound like she's doing a very good job. What's even more odd about that is that their relator is a close family friend of a long time and she was pretty rude to us and only said "No!" to our relator. I just think the whole situation is very strange...
Not that I know of but you never know! It could be a possibility.
I'm sorry. It's no fun getting your heart into something only for someone to stomp all over it. We put in an low ball offer (compared to their asking price but not the market price & comps) on Monday. They are asking $172,900 we put in $150,000 asking $3,500 in closing costs. This has has been on the market for four months and has had no offers. We've been to see the house 3 times, our agent spoke to the listing agent about the price and the foreclosure nearly across the street listed for $125,000 and a similar home, same style (split-foyer) and age of home we looked that's a mile up the road and 400sq ft larger than the one we offered on that's listed at $159,000. We figured that would be a place to start and maybe we'd end up at $160,000. The owner offer back at full list price with $3,500 closing costs or a flat $169, 500 (without the closing cost, basically subtracting them) saying that he was firm and would not move. His agent apologized to ours when she sent that info back. An hour later we countered with $160,000 and the $3,500 in closing costs jumping up $10,000 in our offer and we've gotten no response yet. That was 4 o'clock yesterday. I've had our agent check twice to make sure they aren't just "not responding."
Wow, long post, but basically I totally understand your confusion and feelings right now.
