How much do you usually want to cut to make a difference? Our townhouse has been on the market for 3 weeks. We've had 14 showings so far with no offer. Feedback so far has been very positive. 75% of agents have said price is right. 25% over market value. We're selling at a loss, so whatever extra we cut comes out from our down payment on a new place. (Which we haven't seen anything we love yet.)
Or do we pull it off the market until spring.
Re: Price cut
I would leave it on during the winter. People move all the time and need places to live throughout the year.
While it's true that tons of people buy in the summer and you can maybe expect more traffic then, it is when every body is selling their home so the inventory of homes for sale is even higher than in the colder months. With a lower supply int eh winter of homes for sale you may actually see more traffic.
I do not think the housing market is going to do any better. Also, I think it will continue to slide more, so selling as fast as you can is ideal. Typically price reductions are done in $5k increments, but you can do whatever you want...whatever is in line wiht comps in your area.
Your priority should be to sell it even if it means you have to rent for 6 months and have some stuff in storage. Get rid of it as fast as you can and then you will be free and clear and that will feel great even if you're renting at that point.
