Making 3br/2.5ba into 3br/2ba

Hi everyone!

We are considering purchasing a 3br/2.5ba house that needs some mild updating but is otherwise perfect for us (we plan on living in this house for awhile). When we went for a tour, it's more like a 2.25 bath house. The 1/2 bath is just a toilet that is in the laundry/ utility room. While it doesn't bother us to purchase the house this way (DH and I actually think it's hilarious), I was thinking about removing the toilet and having a utility sink installed there instead. My parents have a utility sink right next to their washer and dryer in their laundry room, and it seems to make more sense than a toilet being there.

My main question is, do you think this is going to make much difference as far as resale value for the home is concerned? The sink would not be intended to add value to the house (just logistics and convenience), but I don't want to have the resale value plummet either. There's no room to add a sink, etc in the utility room unless I wanted to do some major renovation. The room is long, and the toilet is right at the doorway. (I wish I had some pictures to show!).

(I understand this is more of a decorating/ renovating question, but since it has to deal with the house value, I thought this board would be more appropriate)

  • I don't think it will add value, but it isn't going to hurt. Like you said, it is kind of weird that their is a toilet in there. A utility sink is the way to go and much more useful.

  • Like PP said, it probably won't affect the value, but I'd imagine that by getting rid of the strangely placed toilet and replacing it with something that makes sense for that space (sink, countertop, decorative object, shelf, empty space, etc) will make it easier to sell. Little things like that make a big difference. That strange toilet could be the one reason a buyer decides to pass on the house. ;)

    Plus 3b/2b is more standard anyway.

  • I agree that it's probably not a big deal for resale.

     

    I would ask your realtor if it should be listed and appraised as a 2.5 bath though.  I'm pretty sure you need more than just a toilet to get a half bath... I'd assume a toilet & sink.

  • I agree with pp..the only way to sell it as 2.5 bath I would assume would be to throw up a wall and put a sink in. If i was looking to buy a house I would be looking at 2.5 bathrooms or more...

    I entertain a lot, and I can't imagaine living somewhere where guests have to use the (hypothetical) kids bathroom if they come over for dinner, so no I wouldn't even consider your house if you listed it as 2 bath instead of 2.5...

    but the placement of that 'bathroom' and the fact that its only a toilet...it isnt a bathroom at all imo, so you can't really list that as 2.5 bath anyways.

  • I think your plan makes sense and would probably do the same thing.
