Huge fee- Resale Cert

I'm selling my empty condo, and I have to obtain a resale certificate from the association.

I just learned that the association charges $125 to process it.  I'm floored, and a little upset because this association does a terrible job in every way and has even raised the condo fees.

Is it common to pay so much for a Resale Certificate?  I've struggled just to maintain the monthly fees at this point.

  • We just sold our house and our HOA charged $85 for a letter saying we were current on all financial obligations. It sucks.
  • I guess it varies b/c we just sold and our HOA didn't charge anything, the buyer had to pay for their application but that's it.  Sucks but hopefully you're making a profit that will cover it!

  • Yes, that's pretty common. I"ve seen anywhere from $100 to $300. Just depends on the association. Just another way for them to make money! You can't close without getting the resale certificate, so it's something you will have to get unfortunately!
