Home builders have very different reputations city to city and even community to community. It's based on the local management team's ability to execute and build a quality project. Try to find someone who already lives in the community where you are looking to purchase. It's not easy, but probably worth the effort.
Realtors will have good advice on local builders. They will also know what the typical builder concession is in the community. Also, be sure to use a home inspector. Sure, it's a brand new house. Regardless, inspectors will find items that you will want to know about prior to closing.
If you need help finding a good real estate agent - it's what I do for a living. Realtors know good Realtors the same way that you would ask an attorney or doctor for a recommendation. Just let me know.
