  • I'm no expert at home inspections, some of the things ours inspected:  made sure the dishwasher runs, checked for leaks in jetted bathtubs (which ours had), checked the roof, the attic (especially for proper insulation, again, which ours was lacking), condensation in window sashes, any rotting wood on the trim of windows or house, examined the crawlspace or foundation, scan all of the appliance manufacturer's numbers through a database that tells you if there's been any recalls on the appliances (which there was for our oven), and probably some other things that I don't remember.

    Bottom line, if you have a good inspector, they will probably find some problems.  The question is whether or not these issues are too big to deal with.  Remember, you're paying the inspector, so don't hesitate to ask the inspector lots of questions.  Also, don't hesitate to ask sellers to either fix problems, a reduction in the price of the home, or for money to fix the problems yourself.

  • Hopefully you're choosing one that takes pictures, those are helpful in report. Our inspector immediately turned on water in all sinks and went to work, he inspected every light, room, outside, inside, roof, attic, a/c, breaker box, water heater, windows, etc. Took about 2-3 hours, received report via email with pictures 2 days later. 
  • Our inspection took about 90 min. We walked around the entire property with the inspector and he took photos and wrote down notes, explaining things to us as we went along. They should be looking at everything from smoke detectors to GFCI outlets to foundation issues, etc. There is a long list.

     Then, typically they write up a formal report and include photos and forward that on to the buyer's agent and seller's agent. I also requested a copy be e-mailed to me. Ours wrote down safety issues that needed to be fixed as well as any other recommended fixes. From there, the sellers decide what they are willing to fix, and then it kind of goes back and forth like negotiation did. Ours, luckily, agreed to fix all the required, safety issues so we didn't really go back and forth on any of it. Don't be afraid to ask questions of the inspector either.
