Walk through inspection at close - sellers staying beyond closing

Hello! I've been looking into what else happens while in the home-buying process before closing, and learned about the "walk-through" inspection that occurs just before close to make sure, say, the appliances haven't been removed, hidden damage does not exist, etc. In our case, the seller isn't moving until 14 days after close. Does anyone have experience with the seller staying beyond close and what happens in that situation as far as making sure we get what we're paying for?

  • If the sellers are staying beyond close then you need to have a rental agreement in place.  They pay you $X, are responsible for damages, etc.
  • Our seller stayed for an additional 2 months. We had a rent back agreement, paid and held in escrow. All was arranged and set up by our realtor.
  • We are closing on our first home this Friday and the sellers are staying 30 days after close. As part of the purchase agreement they have to pay $100/day for everyday they remain in the home after the 30 days are up and for any damages.
  • And, this will affect your home owner's insurance.
