Its been a while...really long time...but i forgot my log-in (who does that...LOL)
So anyway, I am happily enjoying married life....and as you recall i was buying a house prior to getting married....
well...here we are in October...and I STILL HAVENT CLOSED ON THIS HOUSE!!! Ugh!
There have been soooo many issues with the house. Had to wait on repairs to be done...then i had to wait on grant money....Now the sellers are fed up and are trying to back out of the deal if we dont close by next friday. If we dont close, they are going to sue for our escrow money. (12K) We cant close because HSBC is waiting on the grant department to release funds to close. So its out of my hands.
So my stress level has been through the roof. I was prepared to close months ago...we have our nice huge deposit to put down (which makes me cringe just thinking about how much money is justing sitting there) Its burning a hole in my virtual pocket.. We want to take a vacation so bad but we have been diligently saving every penny.
We managed to save an extra 10K while we have been waiting...thats how long its been. LOL
Keep your fingers crossed we close by next Friday.
Also, we are about to adopt a dog. Well take ownership actually. We met a guy who is being deployed and has a doberman....we have been looking for one for a while. So he needed a home for the dog and we will probably be taking him in about 2 weeks ...after we close etc. I know its a lot to take on in a few short weeks. I hope i can hold it all together.
Re: Looooong time
I can't believe you haven't closed yet! Was this a foreclosure? If so, I believe it. Those take forever. When we bought our house last year we didn't have time to wait on a bank. I certainly wish you great luck and cross my fingers that you will finally close next week!
Congrats on the new addition! I'm so glad you're helping out a soldier. Will you give the dog back when he returns? Or will you be his forever home?
Good luck on everything and keep us posted!
Huh?? Wow!!! Was it a foreclosure because that is the only thing that is making since in my head, but then foreclosure's don't usually deal with sellers. Sellers in foreclosures are typically the bank....
I wish you luck on the house and hoping that you close next Friday. Welcome to the furbaby world!
ready for this one....lol....its NOT a forclosure and its NOT a short sale...but might as well be with how long this has taken.
Heres background on what happened.
4-19-12- offer given on house/ negotiations took a week and we signed contract on April 19. Ordered an inspection by engineer on the 20th. Got a call that they accepted another offer (same as ours, but a conventional mortgage not FHA)
5-20-12 - Their second offer fell through. We were given the option again to take the house. We did. Scheduled the engineer and had the inspection done.
6-12- Appraisal done. House came in 30K lower. We had to renegotiate or the loan would be rejected by the bank. In the meantime we had to wait for receipts from the sellers with the fixes from the inspection. This took them almost 2 months to provide receipts ...we didnt get them until end of august.
7-12 - waiting on the bank for approval which we couldnt get until the receipts were received.
8-12- still waiting on receipts
9-12 we got our approval and receipts finally
9-28-12- our grant lender told us we had to wait 15 days for our grant funds to be available to close.
Today- we are at 13 of the 15 days to get our approval of the grant and the money to clear for our last chunk of downpayment. FYI- we had to apply for the grant in order for the difference in the price of the house to be taken care of since the sellers refused to come down to the appraised value. this in turn made us 8 k short with the downpayment. but they refused to let us go as buyers and we agreed that we would get a grant to cover the difference which we did.
Now, if we dont close by next friday...we may lose the house and they are saying because our contract said July 1st closing on or about...that we are breaching the contract.Such BS.
As for the doggy....he is staying with us forever if we do take him. His current owner is not sure how long he will be gone for and doesnt want to rip him away once he is settled ....even when he is in the states, he has no one to watch him.
Well...from how I see it, closing on July 1st wasn't even an option for any of you if THEY didn't have their receipts in. So techinically it seems to me, they are the one who initiated the breach of contract.....
Right??
