beautiful 1 family i am looking to buy.

Hi everybody I am so excited to review your opinions on this home i have fell in love with. 

 I have now been looking for a home for several months and I have come across this beautiful home in the bronx and I must say after seeing hundreds of homes for sale this felt the most home welcoming one. It is beautiful inside and out and most importantly it is in a good neighborhood where i dont have to worry about my kids.

The problem I am having is that the real estate agent (sandy) has been trying to get the owners to come down on the price but they just are not willing to come down. They have come down 30k but i need them to come down at least 60k especially in this economy where not many people are buying homes.

 Please give me your opinion on if i should try and buy them home with the current price minus 30k.

  • Links are not working, but that does not matter.

    Should you try to pay more for the house? 

    Do you have an emergency fund in place (6 month's expenses)?

     can you afford the increase in the monthly mortgage payment and not excees 35%  (HCOL rate) of TAKEHOME pay for mortgage+PMI+taxes+insurance+utilities+HOA)? 

     Other debt? 

     Do you have the closing costs saved, moving costs, start up costs, repairs/renovations, decorating/furniture/appliances, yard items & tools etc.?

    Owning a home is so much more than the monthly payment.

  • What do the comparable sales say about the current value of the house? If comparable sales say that the house is not worth the current price, then continue to negotiate and see if the seller will come down any more. But if the current price is in line with comparable sales, then the owner is probably not going to drop the price any lower. Why should they sell for less than what the house is worth, especially given the impending housing shortage caused by the hurricane? I am sure there will be plenty of buyers who are new to the market just as soon as those insurance checks start rolling in for all of those demolished homes. If I were a seller, I certainly would not sell low right now when I see a huge potential for an upswing in the next few months.
  • That is a beautiful house!  It is huge, has a cute little fenced in yard and is updated.  It looks like the sellers took a lot of pride in ownership.  My thoughts are, if they don't come down anymore, then they feel like 30,000 was negotiation enough and that is that.  I am not from that area so I can't speak to the price.  If you really need them to come down an additional 30,000 in order to afford the monthly payment, I think you need to look in a different price range altogether.
