Buying A Home

Home Buyer's Warranty

We were on the fence about buying it at closing.  But in the end we figured it was just $500.  Anyway, super glad we did, because two days in we started having major electrical issues.  We called the warranty and the first visit out was estimated to be over $2500 if we didn't have the warranty, instead we only had to pay the $95 service fee.  Anyway, the problem is persisting and they've reassessed and told us all the wiring, outlets, the box and breakers need to be replaced, and the service to the poll needs to be upgraded.  It would have cost us thousands, the home buyer's warranty covers it all.  Thank God.  Seriously.  Just sharing in case any of you are on the fence.

  • I recommend them to my seller's to add on as an incentive - if their home and mechanicals are over 5+ years.

    For my buyers, those buying an older home and/or a home with older appliances (furnace, a/c) I try to negotiate for the seller to pay for it.

    Question for you - did you not have a home inspection before you bought the property?? How were such electrical problems missed? Or how were they not disclosed by the seller?

    we did have a home inspection.  I'm not sure how it was missed.  Honestly, in the home inspection, they told us that the box was full and we should consider installing a sub panel at some point, but that it wasn't needed right away.  I was in the house several times and never once were there any problems with the lights that we could pick up on.
