So, we may have our old house rented out! Unless something falls through (i.e. they stop contacting us), we'll have it rented out starting February 1st! I'm meeting with the husband on Saturday to get the security deposit and to sign the lease! If this goes through, it'll be such a relief! :-) Then we'll be able to start building up our Emergency Savings and open up an IRA for DH. (We both have 401Ks through work and I have an IRA) I need to put more in my IRA than what I do though.

Oh, it is totally making my mom nervous! Haha! It's definitely a risk, but it can pay-off in the long-run!
I'm in the process of finalizing our lease and rental application to give to them on Saturday. My next major thing is looking at all the tax information to make sure I am claiming all that i can and keeping as accurate records as I can. It's crazy how much info there is out there! I will definitely keep you posted on the process and would be more than willing to share any information I have (rental application, lease, tax information, etc).

BIL and SIL just bought a new house to have as a rental property. They have to have it owner occupied for a year though so they will be moving soon and we will have the option of moving into their side or staying where we are now (we live in an attached apartment on their current home). I'm eagerly waiting to hear what they will be asking for it, because I hate that we have no bathtub, dishwasher or central heat & AC. If it's only a bit more I would even consider sacrificing my gym membership.
Definitely! I would hate not having a bathtub, dishwasher, or central heat & AC! Hopefully you guys are able to move into their side!!

And I still have 2 people that want to look at the house tomorrow as well! I'm so torn on what to do. The people that said they want to put a deposit down said they would do it Saturday - which is why we are still showing the house. Just in case they back out, we don't want to risk having to turn people around.
Family A that wants to put a deposit down is a family of 5. Mom, Dad, and 3 teenagers (2 girls & 1 boy). They also have 2 pugs Keep in mind - this is a 2 bedroom, 1 bath house that is just under 1000 sq ft! Due I think it's slightly strange that a family of 5 that has 2 teenage girls and a teenage boy would be moving into a 2 bedroom home? Most definitely - at least, I would think they would want 3 bedrooms!
I wasn't going to show the house to anymore people until after Saturday, but I had 2 very interested people call today. DH said we should go ahead and show it and see what they think...especially since we don't have a lease signed or a security deposit yet from Family A.
Family B is a recent widow. She's looking to downsize and thought the the home looked really cute. She is selling her house of 17 years and is wanting to rent. She also has a dog. She has already put a security deposit down on another rental but wouldn't mind losing it if she liked our home. I think she's having "renters remorse" on that home.
Family C currently rents, but their landlord is wanting to sell that home. They have been renting the same home for the past 8 years. They are currently in a 3 bedroom, 1 bath, 1 car garage. Our home is a 2 bedroom, 1 bath, 2 car detached garage. They also have 3 kids. However, the oldest does not live with them, and he only sees his daugher every other weekend. So, it'd just be the 3 of them the majority of the time. They also have a dog.
I'm torn on what to do if Family B or Family C likes the house and wants to put down a deposit! I definitely think Family B or C is more suitable for the 2 bedroom home, but I also think it's not right to tell Family A that we no longer can rent it to them.
What do you all think??

First, not sure how far you've gone with family A.. I guess that depends how far along they are in the process... but I agree, I'm not sure can you turn them down?
But - I would be a little concerned with 5 people, 3 teens, living in a 2 bdrm house. I understand families do what they have to.. but has a tenant, I would be a little worried. Oh, plus 2 dogs, haha. We have a 1000 sq foot house. I think we'd max it out with 1 little kid!

I know...we were quite concerned with 3 teenagers, 2 pugs, and 2 adults in a 2 bedroom 996 sq ft home!
Update! We went over and showed the widow the home this morning and she absolutely LOVED IT. She was willing to give us a check for the first month's rent, security deposit, and animal deposit right then and there. We legally hadn't done anything with family A since we hadn't signed anything yet.
But, we'll be signing the lease with her in a couple of hours, and I am so excited! Such a relief to have it rented! I also think she'll be great for the house and the street. She'll treat the house as her own. She loves yard work, etc. Plus she'll be "easy" on the house.
