House Hunting

We've been talking about moving....and I'm pretty sure we'll be listing our house in February.  My realtor thinks we can sell for what we need to to break even....which is all I care about doing.  Now to find a house!  We looked at one last night in my dream neighborhood but hated the floor plan...disappointing but now we'll stop stalking that  house online.  I'm excited....but not looking forward to all of the stress that comes with it!

  • Where are you guys looking to move to?

    I found a house I was totally in love with in pictures. I drove by it and the back yard totally ruined it for me. But its still in my saved list and I still plan to walk through it if it is still availible when we start actually going through houses.

    It might be worth it for you to actually walk through it. It might not be so bad in person.

  • Were looking at Middletown.  We walked through one in Parkside last night but the layout wasn't what were looking for.  We still have so many more though.  Also looking at The Legends and Townsend Village this weekend hopefully.

  • I'm no help.  When we started thinking about buying a home, we ended up going to a model home in a new development... and build a house.

  • What builder did you use?  We're also talking about new construction....but haven't decided.  The one builder we were looking at I've started to hear bad things about.  And we're also in a time crunch now with new construction because I want be in before the baby is born in September.

  • I loved house hunting, it was such a fun process but like you said, it can definitely be stressful. We ended up buying a short sale which added to the stress but we did get our dream home I just wish we werent on a golf course. The association is so strict it can be very frustrating sometimes.

    Ryan Homes, but we also looked at Gemstone and another one I can't remember.  Ryan Homes was a little cheaper and we could upgrade some and still be in our price range.

    We looked in January, house was started in March, we closed 26 May.

  • I love house hunting!! We're also going to list our home in a month or so. We had planned to list it in January but the baby pushed that schedule back a little. I can't wait to get it listed so we can move.

    We've also been looking at Middletown and Townsend. The Legends is really nice. I don't know anything about Townsend Village. And I agree - pictures can be deceiving. I'd walk through it too. There was a house n Misty Vale that looked beautiful online but when we went and looked at it, the floor plan couldn't have been worse!

    The houses in Parkside are flipping amazing! The Legends too. They are a bit further out of our budget, but we also looked at Townsend Village. I just dont like how far away they are from everything. I got spoiled living close to town in Smyrna moving back to Townsend would be a tough move for me. But I looks like thats the way we are heading.

    There are some great sized houses in Townsend Village. Take a look at 105 Edgar Road, 19734. I have been in a model just like that and it is beautiful! It would be nice to have a nestie so close!

    Have you had any problems with your house?  I know a few people in Odessa National that have had major issues with Ryan which is why we were going to avoid them...I'm really interested in their new neighborhood though.  We're definitely checking out short sales too.  We can't list til Feb...need to see exactly what hubby's bonus is before we do...and I don't want to start a new construction home until ours is sold...and not even sure if we'd get approved for the mortgage if we aren't selling ours.  I have a friend in Townsend Village.  Hubby works in north Wilmington and doesn't like the commute but I think I'm working on him :)

  • Uderin - My parents have two Ryan homes and an NV home, which is connected to Ryan.  My ILs also built their last house with Ryan. Both of them love their homes. Granted they were built years ago though so who knows if its different now. We're probably going to build with Ryan too.

  • I am 99% sure well be down there somewhere :). I like Goldsbourough Farms alot which is near ON so maybe well take another look at Ryan Homes...thank you all for the feedback.  Would be awesome if we did all live that close :)

    Goldbourough Farms homes are beautiful! I dont know if I would want that much house to clean though. That is a lot of house!

    If you want, PM me with the builders you're looking at. My ILs ran a custom home building company for over 30 years. They just closed their doors in 2009, so we still know about some of the local companies. 

    If you can find land & want to design your own home, my husband does that in addition to his regular work. He's cheaper than an architect, and can even work with an engineer to get your plans sealed before you take them to county.

    LOL, you wouldn't be talking about the original farm house there, would you? That floorplan was a NIGHTMARE. The guy who won American Ink or whatever it's called ended up buying that one.

    Goldbourough Farms homes are beautiful! I dont know if I would want that much house to clean though. That is a lot of house!

    This is where I'm 99% sure we'll end up! I love the houses and the neighborhood. It's also super close to my ILs and we want to be closer to them.

    Nothing major and anything that has happened they have been quick to fix and was under warranty.  Like... in the fall I noticed water marks on the ceiling in the kitchen.  I emailed them through the website late Friday afternoon, they called Monday and was over that afternoon.  The plumber called me later and scheduled to fix the leak in our shower.  Then the drywall people called to schedule for them to fix the hole in our bedroom (where they cut to get to the leak) and to fix the ceiling in the kitchen.  

    I think that was the biggest thing.  Our 1 year review was mostly like nail pops, shower door was sticking and a noise when the heat came on (that was a pipe on a 2x4 haha).

    haha I don't think so. I can't believe that there were two terrible floor plans in that neighborhood. It's really nice in there!

    The original house was bad because they kept adding on to it as space was needed.

     

  • Thank you all for the advice!  I'm getting realllly excited to look at houses this weekend.  I haven't actually been to GF yet....gonna ride down there on Sunday :)
